No, we are built out with approximately 3,200 homes.
No short term rentals (unless private). Landscaping getting better; personally quality of management is up to the individual evaluation. As of today, there are est 3300 homes in community, 2 are for sale. Home prices have gone up exponentially in the past 8 months

The dog park is open all the time for owners, unless there is scheduled maintenance. There are two sections, one for large dogs, the second for small. Owners decide which is best for theit dog.

Association fees are $275/month for a single family home. That includes lawn mowing, edging, blowing and removing leaves, garbage and recycling pickup, maintaining all common open spaces, plus all amenities and much more.
Every month there are usually several events, some free, some for a moderate charge, that involve music and/or dancing. There are also clubs, many of which have annual or periodically scheduled dinner dances. On site we have two restaurants, one in the golf club house and a more casual one in the Lake House.
If the text is small, inconspicuous, and not advertising it is likely OK, otherwise the car should be garaged overnight. Can you email a photo of the signage on the car? We will then make a definite answer.
We installed a privacy fence on one side of our patio, shielding it from the home on that side. It was approved by the HOA after submitting a drawing of the installation and details of the fence. It is not black iron, but sturdy white plastic. Let the HOA know what you are proposing before buying and installing anything.
You would have to submit the location and other details to the HOA for their review. Also get neighbor's OKs.
If the shrubs were installed by the builder, and most in the front were, they will be trimmed by the HOA, unless you wish to do them yourself. If you added things in the back or side of your home, you are responsible. Edging around all flower beds, grass mowing, and mulching front and side beds are also done by HOA. No weeding. You have option to opt out of these services if you want to do them yourself, but at no cost saving. The options you chose are indicated by small various color flags hung below your mailbox.

In the summer months with A/C going our electric bill is typically $140-$160. In the coldest winter months our gas bill is typically $125-$165. Our range and furnace are gas and our water heater and clothes drier are electric. Annual bills for last year totaled $1285 electric and $670 gas.

HOA was just increased by $50 per month to $275. No cdd taxes on assessment of approx $400,000 about $2500 per yr. Add the $3300 in HOA annual $5,800
If you are a resident there is no charge for using the pools, gym equipment, etc. If you sign up for classes such as yoga, pool exercises, or other classes with an instructor, the fees are as follows: Annual unlimited $375 30 day unlimited $40 10 classes $35 5 classes $30 Single class $8
I do not think the date has been set yet. Also, I believe booth spaces are limited to residents. Check with the front desk at the Lake House for details.
