-Unsafe - cars get broken into, sound of gunshots every once in a while. There was a drive by just across the street a few nights ago less than 50 yards away from my building. -Smell of the paper factory is gross. -Train horns every day and night. -Loud air traffic from planes during takeoff from the airport. - Office is unresponsive. You’re just another temporary leaser with money to them. You won’t build good faith. - Increase in rent even for current tenants is laughable. Maybe it’s the standard now. But like I said, you won’t build good faith with the office. - Thin walls + Location is walking distance from park circle. Just watch out for the drive bys. + Maintenance crew is stellar.

The Good: 1. Location is probably the best aspect of the Factory. Park Circle is a great area, and the Factory is walking distance to Montague Ave with its breweries and restaurants. 2. The second best part is the maintenance team that responds quickly and professionally to requests. 3. Third best part is that they schedule food trucks at least once a week. The Bad: 1. Read your lease carefully. They charged us an extra month of rent AND took our $200 security deposit because we did not finish out the full year of the lease, despite informing them that we would be moving more than 2 months in advance (we are having a baby and moved somewhere with more bedrooms). This policy was not clear to us when we read the lease. Heaven forbid that you have extenuating circumstances that cause you to move out early; the leasing office WILL take its share from you. (I would not have taken the time for this review if they had not charged me a full extra month of rent and seized the deposit). 2. Walls are thin. Sometimes, it wasn’t enjoyable to listen along to my neighbor’s music or “nighttime endeavors” while trying to sleep in our second bedroom. Although one time I think we both had COVID because I could hear him coughing in sympathy through the walls. 3. I could often smell what my other neighbor was cooking through the vents(?) in my bathroom. Both her food and her weed. 4. The Factory is aptly named because it is common to smell the paper mill through the closed windows of your apartment. 5. There are no elevators. We lived on the third floor and had to lug everything up and down the stairs. 6. When viewing the pictures, you might think that you will be getting a balcony! You will not be getting a balcony. 7. The trains. Loud at night, and FREQUENTLY block traffic into and out of the factory. Often, these trains will just stop on the tracks and force you to drive around. Very frustrating. 8. More than once, my wife would leave work at lunch, try to pick up a package from the office, and found that they were closed with no warning or e-mail. In short, I would not go back to the Factory again, but it’s not the worst apartment complex. Some of my friends who live there are content with their experience.

I've lived here for almost two years now and I am not aware of any corporate offerings that the Factory has.
1500-1600 for two bedroom. Prices are also available on their website and other rental sites where they advertise.
