We find that 90% of the roofs on the homes we visit can be repaired and the roof can last as long as the shingle manufacturer's warranty of 25 or 30 years or more if its maintained properly. During our inspections we look at the actual condition of the shingle is in. If the shingle has lots of granules in it and if its flexible enough to manipulate, then it's unlikely that you need a replacement. The other areas on a roof that have problems are all places that may require maintenance such as exposed nails or repairs on penetrations such as a plumbing boot. These are items that you should periodically maintain. Leaks can also be caused by issues with siding on chimneys and dormers, improperly installed or maintained gutters, a compromised chimney cap, or accumulation of leaves and debris on the roof. You wouldn’t necessarily change out your car if you have a flat tire. The same reasoning holds true with roofs. Get it fixed if you can and save your money.

You’re asking about a “roof over” and whether it can be done. It depends on the roof. Flat roofs (depending on the materials that were originally installed, their condition, and the condition of what’s underneath the membrane) could possibly be installed one over another. Shingle roofs - I wouldn’t do it. You’re adding too much weight to the house, and it’s unsure what you’re covering up. Many times, people’s problems with their roof are at the penetrations or in areas such as at intersections with walls. This has little to do with shingles and more to do with roof repairs to components. We definitely can look at your roof and let you know what you’re dealing with.
