Poor property management. And maintenance sucks. Maintenance do incomplete jobs. We had a leaky water heater in disrepair for over a month which keep our carpet soaking wet. Which lead to many repairs that issue has been resolved. Now we're living with holes in the walls due to maintenance looking for the leak. They cut out holes in our bathroom and bedroom over two weeks ago. They haven't closed up these holes yet.. when I call the office if I get an answer. I'm told maintenance will finish up tomorrow. Tomorrow never comes. These are costs that would not have been incurred had property manager been doing her job. Sending a professional instead of maintenance. Property manager does not care about the property or the tenants. Neglect is very bad bottom line. It's natural for somethings to fall through the cracks every once in a while. We're all human, and mistakes are made. But when there is a continued pattern of mistakes failure to meet the expectations of the tenants. Luxury amenities don't matter when they're many repair complaints, incomplete repairs along with the wrong property manager hired. The property manager is expected to handle a myriad of duties to ensure that everything runs smoothly. If even one of those responsibilities is neglected, which they are, repairs are neglected. Mismanagement. Failure to actively listen to tenants unresolved repairs. It's poor communication and the rental agents are no better very unprofessional. Tenants have the legal right to proper housing, meaning that they must be able to live in a rental unit in good conditions. Which is not first priority here at Addison at River Ridge. Here at Addison at River Ridge first priority. It's about money. They're first priority is collecting rent payments, which is totally sad.

I move out here 06/01/2022 in one unit . Upon moving in it was a strong smell only to find out it was mold in my master bedroom closet learning that the apartment above me had flooded and came into my apartment and they didn’t care to fix the damages, I requested that I be moved in another unit mold free and they moved me in another unit . Did a walk through everything was fine , two weeks after moving into the second unit mold started to appear behind my toilet and on the ceiling in the hallway bathroom to the point it was eating holes in the wall . Second my ac was leaking uncontrollably and started to spill into the dining area which later caused mold to grow in the corner . They came out to fix the ac unit which is now broken again and flooding again and whatever they did cause my master bedroom to have heavy water damage and a water bubble in the ceiling . Once the water bubble in the ceiling exploded it had exposed black mold that was under it this whole time , awhile after that I started seeing darkness in my master bedroom tub which is now full of mold . I closed off that whole room and bathroom to avoid health issues . Looking back into my master bedroom it’s started to come into my actual room from the bathroom water damage and mold on the ceiling . It cause moisture to my actual bed . It’s been a headache since , also I like to add that this mold infestation has my kids health declining tremendously for instance my daughter had a severe asthma attack and had to be rushed to the back upon arrival and said that the cause may have been the mold exposure . Her home treatment didn’t work so they had to do a higher dosage to get her breathing under control . I learned the unit was orange card meaning they weren’t allowed to move anyone in the unit until the repairs have been made and approved by code enforcement that they can now move tenants back into the unit . Only to learn that they illegally removed the orange card from this particular unit that I now reside in . I’ve sent picture emails and talk verbally with multiple people in the office and still no one made a decision to take care of this issue . I’m giving this review if I can save anybody the headache and depression especially if you have kids

EDIT: they replied to contact them & I have repeatedly and been promised results that never appear. I’ve given up on this apartment complex to try to get them to take care of their own property. Don’t live here! Sketchy activity is always happening. Plus, the rent does not equal at quality & the office does not help. They make false promises. I was hoping with a new leasing team they would be better, but had the same result of making promises they can’t keep. I’ve been trying to get ON PROPERTY fixed for MONTHS now since there is elders & children here, & they said it would be fixed with a few days.. well.. that was 2 weeks ago 😂 I love the layout of my apartment, but the office/staffing & lack of caring is driving people out. Don’t be fooled by the new upgrades or when they tell you the google reviews are from a “bad time” bc they have been having said “bad time” for YEARS now, as you can tell in the history of reviews. Hate making reviews like this, but people need to be aware.

Office never answers the phone, swimming pool hasn’t been open at all. We had to call the police on our neighbors. Maintenance takes a while to come. We put in a request and it updated as completed but no one entered the apartment. It’s definitely not worth the money living in a bad apartment especially when ours was “recently renovated” but the first day, we had paint chipping off the walls. We moved in June and now we’re about to move out and it’s only the end of August and we’re breaking the lease. I wish I could rate a 0.

what does a resident have to do to end a lease contract early? Are they responsible for paying for the remainder of the lease? Even if they have a reason to move such as bug infestation, things not being done in a timely manner, and things like that?

You can inform the office that you have been living in a unsanitary condition. You chooe to terminate because of health issues caused by bugs and maintenance has only sprayed but the bugs come from holes under sinks and kitchen. You may have to take them to small claims to get full deposit or at least tell them that because you will get your deposit back and no early termination fee. They will not be able to dispute your claimes. Be prepared to show the office the reviews and keep a rough log of incomplete or un finished work relating to infestation and health and safty
