The HOA takes great pride in keeping the subdivision up to a high level. Great views of the city, and surrounded by nature. The units are well appointed and larger inside than they appear from the outside.

Great complex with a giant pool, grills, gym and clubhouse with showers for residents. It has beach access too. Paradise everyday.

Great community with nice neighbors, beach access, large pool, clubhouse, community grills and a gym with showers. The property is managed well which is important. This is a wonderful place to live away from the hustle and bustle but with easy access to New York on the Belford Ferry (free valet parking and 40 minute ferry ride to NYC). Middletown also has train service to Penn Station. The complex is within ten minutes of Atlantic Highlands, Red Bank and all that Middletown township has to offer. Couldn't be happier with our decision to buy here. We looked at other townhouses in the Highlands and Long Branch, and when you compare the Dunes units to ones with no amenities and a much higher price point, the decision is easy. No flooding damage either, the complex is above the flood zone. Some units are remodeled and some need to be spruced up, so the price points vary a lot depending on your appetite for doing upgrades. All things considered this complex is a great value and a steal for what you get living here. It's a hidden gem and it feels like being on vacation year round!

Just under $500 a month. That's low for having a big pool, gym, clubhouse, maintenance and beach access.
