You absolutely want to make your property look as nice as possible. That includes, cleaning, landscaping, de-cluttering, and painting. Things like renovating a bathroom or replacing flooring will be costly, time-consuming, and more importantly likely won’t increase the value as much as you invest into it. However, certain problems like significantly damaged roofs, or foundation problems can also deter buyers. This should be taken on a case by case basis.
If your friend or neighbor has had a significant amount of time to make an offer and has not done so, it is unlikely they will come through. Before starting our marketing action plan, we can give the prospective buyer a week deadline to make an offer. If they do not, and only after the marketing and sales calls have begun, then our sales strategy has stimulated an offer and worked as planned, so the commission should be the same.

"My services are 6% commission. This is split in half between ONE Sotheby’s and the brokerage representing the buyer. The local and national Sotheby’s brokerages both receive a portion of that. Commission can be negotiable in certain situations; in certain price ranges, when the seller is also purchasing a home within 3 months of the closing and I represent them in that purchase, or I can procure the buyer and represent both sides of the transaction. I don’t charge for photography, advertising (online, print, otherwise) those are out of pocket costs prior to receiving any commission. Since most buyers work with other real estate agents, it is important to incentivize those agents to show your property. New home developments offer 8%-10% to incentivize other realtors to bring buyers. We need to give every incentive possible to encourage other agents to show the property."
