Inconsiderate rude neighbors litter everywhere, take your parking spot and move into other neighbors spots for no reason, random people coming in with truckloads of trash to fill the dumpsters at all hours of the day , neighbors play loud music at all hours , all walls/trim spray painted , moldy bathrooms/ and every window sill, bathroom leaked needed maintenance for 8 months stray cats and abandoned kittens , bugs that we have had to fight off the whole time since moving in , awful place to live , expensive, little to no sense of community , admin doesn’t care at all about your problem, the two stars is for those couple of good neighbors and the landscapers that weed / mow and don’t destroy the everyones plants outside. edit: because management takes notice to google reviews- could we get an air conditioner filter that isnt years old and remains black even if it is “rinsed off” me or my significant other never recieved email about reserved parking- which we could be towed for violating in the spot directly outside our door L O L management promptly told us to move , great place to live!

I've only been here a short time and know most of the bad reviews were from older management. My place is spotless and completely renovated with everything new. Management and maintenance are extremely cooperative and on point. Extremely nice people. It is quiet here and the grounds are well taken care of. It is very peaceful by the pool and grill area and the laundry room has new machines and extremely clean. People I have encountered here are friendly and there have been no issues with noise or undesirables. It is just north of Orange park so out of the congestion yet still close to all kinds of stores and restaurants. The rent is very fair and in fact I have at least 50% more space than my last apt in Southside area and everything is brand new. Buildings have new paint and the roofs look fairly new to me. Don't rely on older reviews from a previous management situation.

I wouldn’t recommend this place not even to my worst enemy, they lied about rent being at one price then 2months into your rent you see the price go up without even a notice and when they being called out for it they retaliate against you by shutting your portal down where you pay your rent so they can serve you with an eviction

This is far by the worst company takeover of any apartment complex there is no such thing as management, safety and affordability old navy barracks with cosmetic cover upgrades with insanely high rent living in conditions
