That is up to you and your loan officer when doing your affordability analysis. With a VA loan, you can get in with zero down. With FHA, you can get in with 3.5%. And with conventional financing, you can get in as low as 3%, depending on your credit score and personal finances. If you want to avoid private mortgage insurance (PMI), then a conventional loan with 20% down is your target. It is important to have a recommended loan officer to help you determine what is the best for you. We are happy to recommend great loan officers.

First we would meet with you to learn the specific features and any unique attributes of your home. We would also do a market analysis to determine the market value of your home and agree upon a listing price that would draw interest and activity. We then have a staging discussion (prepping your home for showings) and schedule professional photography. At this point we would list your home in MLS, which promotes your property to over 5,000 real estate agents and posts the listing information to over 300 real estate websites, including Zillow, Realtor.com, Trulia, etc. In addition, we promote your listing on our Heritance.net website and via Social Media (facebook, google business, twitter, etc.). Additionally, we place a For Sale sign in your yard and we plan, promote, and hold Open Houses at your home where we have placed color brochures and flyers for your property. Probably the first thing to do is identify a real estate agent who is knowledgeable and that you trust. You will be working with the agent as you are making a big decision so you want someone who is professional, responsive, and who listens and understands you and your priorities. You should also contact a mortgage lender and work with them to get pre-approved for a mortgage. This will help you understand the price range you should consider as you search for a home and a pre-approval letter is a requirement when you are ready to make an offer on a home. Once you are pre-approved, you should consider (and discuss if you are making the purchase with someone) where you want to live, what is important to you in a home (key features, numbers of bedrooms and bathrooms, study/office, yard, pool, garage, number of stories, etc.), and the timeframe for your purchase. It is also good to prioritize these considerations so you know where to focus. Once you're prepared, the search should be fun!
