Mike Welch has been an absolute gem to work with. My wife and I were first-time buyers and needed a lot of guidance throughout the process. We saw several houses in Plano and Wylie area with Mike. His friendly and direct style of communication and expert knowledge made us feel at ease from the get go. When we finally we saw a property that we liked, he walked us through the negotiation process and helped us put together a competitive offer that got us the house in a multiple-offer scenario. Mike has a heart of a teacher and he patiently and consistently answered all our questions and concerns with clarity and honesty. We closed in less than a month and we couldn't be happier with how seamless the whole process has been, thanks to him.

If I could add more stars for Jake Brooks, I would!! I can’t express how grateful me and my family are to have worked with such a professional and knowledgeable realtor. He was extremely kind and patient throughout our home buying experience. I completely trusted in him and it paid off for us because he definitely followed through with everything he said. I highly recommend him and if this company has someone like Jake on their team I can only imagine how awesome the rest of the Brent Germany team is!

In the summer of 2021 we made a life change plan to move to Texas from a border state. We were so furtunate to be referred to Michael Eagan with Brent Germany Team Real Estate. We met Mike and instantly felt like he understood what we were looking for in our next home, had the patience to let us find our way to the right community for us, the right subdivison, the right home and floor plan and the styling we wanted, all with honest feedback an opinions we needed from someone who is our agent, not just a realtor trying to get us to buy a home. We went all over northern Dallas and finaly settled on a home builder in Melissa, TX. Mike helped us pick the plan, the lot site, was there every step of the way in the design process and selections, and continually kept in touch to talk, answer questions, give his opinion and feedback, check in on the construction, and to just be the comfort one needs when building a new home. Mike was able to help us find a rental in the same neighborhood as we were building to allow us to have quick access to the home as it was constructed. And all the way up to closing, Mike Eagan and the Brent Germany Team stayed right by our side, over 370 days from contract to closing. Not once did we ever feel Mike and his team were not a phone call or text away. We have built and bought five homes in our lifetime and the absolute hardest, longest, most trying, experience has been this one....but not because of Mike Eagan! HE made the difference to help us get through the long process as an agent, an advocate, a supporter, and a friend. Best realtor we have ever had the pleasure of working with and knowing who has become a dear friend. You can trust him to give honest feedback, help guide you, give you ALL the time you need to come to your home buying decisons AND will stay with you the WHOLE way to the end....like a good friend. If you are in the hunt for a new home, call Mike Eagan and the Brent Germany Team. You will be happy to have them with you every step of the way!

I purchased my first home with this real estate team and I would not recommend Robert Rankin as a realtor. He did not help with the process AT ALL. He was good at communication before signing with them but after putting in an offer for our home he was not knowledgeable at all on the process of buying a home. We almost lost our home because he had no communication with our loan officer. The title company for the home even had problems contacting him. He didn't try negotiating anything with the sellers from the start. As a consumer and A FIRST TIME HOME BUYER I had no idea we could do this during our option period and I strongly believe we could have got a way better deal on the home. He didn't take the time to explain anything at all to us so we were so close to losing our home. We had an AMAZING loan officer that became our realtor towards the end because she noticed how bad Robert was to us. Our LOAN OFFICER saved us from losing the home. Robert was not even at our signing..... Please do your research on realtors and don't jump into the first one you find like we did. I thought I could trust this company to hire knowledgeable realtors but that is not the case with this Brent Germany Team.

Among the many decisions homebuyers must make, deciding on buying versus building a home is one of the toughest decisions to make in today's market. To compare the two, a pre-existing home is usually in an established neighborhood, closer to cities. You can expect mature trees and plants. Some clients prefer fixer-uppers and pre-existing homes allow you to do that. New construction homes are a great choice for those wanting a fresh start. These homes are modern and brand new. They are usually customizable and move-in ready.

What should I know before purchasing a home?

1) Get Pre-Approved with a Local Lender Your home search should start in a lender's office, not an open house. Most sellers expect buyers to have a pre-approval letter before making an offer. Sellers will also be more willing to negotiate with those who can prove they have financing. 2) Know Your Market It's crucial to understand how competitive the current housing market is. Be prepared to make a quick decision or expand your search radius. Also, determine what aspects of your home and future neighborhood are non-negotiable. Narrow down a list of what is most important to you in your future home, but be willing to compromise if needed. 3) Work with a Local Expert Research the agent you will be working with and check out reviews from past clients. Finding an experienced agent goes a long way to protect you as a buyer and help you write a strong offer. Setting up a strategy session with your Realtor is crucial to getting the most insight into your local market.

1. Understand what you can afford It's crucial to choose a new living space in your price range. Once you have a good grasp of how much you can spend on your new home, it's time to get pre-approved for your loan. 2. Get pre-approved for your loan Getting pre-approved for a loan allows you to know exactly how much you can afford for your monthly mortgage. Your lender will factor in your debt payments, income, and credit score, so you know precisely how much you will be spending on mortgage payments. 3. Decide what you're willing to compromise on Consider creating a wish list of all the features and characteristics you would love your future home to have then determine your musts. 4. Consider unique ways to purchase your first home If you are wanting to purchase a home in a particular neighborhood, but can't afford it, get creative. For example, consider buying a multi-unit property, where you live in one unit and rent out the others.
