Hi there. The fee for full service property management is 8% of rent collected. This includes all regular property management services such as coordinating maintenance and repairs, tenant relations, lease enforcement, paying bills such as HOA fees and utilities on behalf of owner, monthly accounting with complete statements, direct deposit of funds to owners, online portals for both tenants and owners, online payments and cashpay options for tenants, annual accounting statements for tax purposes, dealing with HOA violations, and more.
Almost never. The only exception is if property needs extensive work at the beginning of the management contract. This is extremely unusual.
