Why would the Investment Property Group, the privately held entity that runs manufactured home sites like Cottonwood Coves continue to raise the lot rent fees (some call it HOA) equal to the cost of renting an apartment? Winchester Estates and Cottonwood charge new residents $875 a month, they own the land but you have to maintain it for them. They have final say on who can buy your (mobile) manufactured home which has gotten tougher and stricter over the years. I'm curious what happens to those folks who walk away from homes they can't sell. How many lots has IPG foreclosed on throughout UTAH over the last decade? Maintenance, upgrades and utilities in addition to almost $900 a month makes these homes a hard sell and it seems IPG is working against its own residents by annually raising its lot fees and being overly selective on who they accept as new owners.

We rent them and your garbage and power are included on your bill in addition to your space rent. Nice place though very quiet. what size is your home?

Lot rent is $650 and there's a designated spot for campers.
I was looking to buy a double located in the park.
There are no rental properties in Cottonwood Coves, however lot rent is about $692.
