I have to agree with another 1 star review here; the location is amazing, right next to BYU campus and a UVX station, and just a few blocks from center street. In my experience, everything else about the apartments was below average or worse. When I moved into my apartment it was filthy. I probably had to put in 20+ hours just in the bathrooms and kitchen over a few weeks to get it to a state that would have been satisfactory move-in conditions. Two of the rooms had mold that we had to twist management's arm to fix (and one roommate left because of this). The paint on the walls was gross and outdated, and management would not let us paint over, even when we offered to pay for the paint ourselves. In general, maintenance requests generally took awhile unless they were urgent issues (like water seeping in through the roof!). I'm guessing that they have a lot of urgent issues throughout the property for this reason. Seems like a weird business model to just fix big problems instead of making rooms livable before people can move in. Management in general was a nightmare to work with. In my case, two times I had issues with management not being able to keep track of mail. The first time was when I sent over the application materials. They swore they did not receive them so I had to cancel the check and take them in person on a trip to Provo (I was living elsewhere that summer). A week or so after moving in they told me that they found it (too little too late). The second time was over a year later, after I'd moved out. I accidentally sent a package to my old address at Monticello. I called and emailed explaining the situation, and the secretaries swore to me that they had talked to the current residents and had confirmed that no one had received the package. When I knocked on the door to the apartment a day or so later the tenants gave me the package right away and said they hadn't been contacted by the office. I would say it's worth it to either spend a little more for a nicer apartment in the same area or live a bit farther from campus and get a better place for the same price.

Great location! Right across the street from the duck pond and the life science building. Lived here for two years and never had any trouble with the management. If I ever needed maintenance, they responded in a reasonable amount of time. Super cheap, especially compared to everywhere else in Provo, so the fact that it wasn't updated didn't bother me too much. Always had very friendly and down-to-earth people living here. Got back my full deposit. Friendly staff.

The abstract There are lots of factors you should consider when choosing an apartment. Price, location, quality, management, and hidden fees are all important. Tl;dr, you buy the location, you will pay for the units and management. The good The location is about as good as you can get, and so is the price! Your roommates and neighbors will be good, genuine, kind, fun, and very humble (living this way will keep you humble). The bad Almost all the value comes from the location though. The units are oddly cramped for the sheer square footage, and don't appear to have been updated since the early 80s. It's hit or miss if the essentials will be working. I moved in to a broken toilet, shower, kitchen sink, moldy windows, severe mold under the kitchen sink, a fridge with broken handles, no exterior lights, cracking walls, about a hundred discarded pots and pans, a constant permeable diarrhea smell, and the worst stuck on grime I've tried to clean from any unit student housing or not, full stop. The ugly Management was all but absent, except when they were antagonistic. I'll provide an example. The unit I was in had two couches. One was two seats and ok. The other was 3 seats, torn to shreds, had broken arms, and a broken back. It was ready to be thrown out. I made 3 tickets over 3 months asking for it to be repaired or replaced. Keep this in mind, you'll need it later. On a rare visit to fix a dresser, maintenance staff destroyed a sculpture made by a friend who'd moved across the country. They did not fix the dresser. They didn't inform me they'd come. I should have reported a break in and vandalism. Instead, I sent management a list of waiting maintenance tickets in an email. This list included the couch. Management responded to tell me my repairs were unimportant, other units were in worse condition than mine. If they are, then their units need closure until fixed. If they aren't, management are not just apathetic, but liars too. They claimed they hadn't been in the unit since before I moved in, and had provided only the two seat couch. They would not repair the broken one, or provide more than 2 seats for 4 men. While it doesn't meet the minimum standards for BYU housing, it seems unlikely they'll resolve the problem. At least they paid me $30 for my broken sculpture 🤷‍♂️ The results It's a shame there's no affordable housing in Utah county, because you'll pay a combined $1400 a month between you and your roommates here. At best, it's matching the market. More likely, it's legal extortion. Get a tent, it'll be nicer.

Edit: I finally received my refund. They were very apologetic and nice. They compensated for any extra time that they took to get it to me. For that I add an extra star and thanks for figuring things out. They don’t answer your emails or calls. They won’t follow up with you. The property is kinda old and dumpy. I cancelled my contract and I’m expecting a refund on my deposit which they haven’t emailed me back about. It’s been over a month since I’ve cancelled. The deposit was $557, something you don’t want to lose because they’re not good at getting back to you. The only good thing is they’re south of campus and in a social area. Not worth it to me

Is there any furniture in the apartments?

Yes, there are beds and mattresses, couches, a kitchen table and chairs, but by default only one desk per bedroom, although there are some desks left by previous residents. No TV or Wifi router by default either.

Resent is free and needs no list. Are you asking about resigning? Reselling? Going into the office is the best way. It's open on the weekdays.
