Lori provided us with the BEST service possible ! Our home was sold in record time, and throughout the closing process Lori was right there to answer any questions. Again, great job Lori.

It doesn't get any better than Kathleen Pogany and the Compass Team. Kathleen spends her time, energy, and know-how staging and preparing your home for the best outcome possible. I had other real estate agents attempt to do what she does, but none came close. I would recommend Kathleen and the Compass Team to anyone wanting the best experience in selling your property. She is in constant contact with you to answer any questions. She is a breath of fresh air when most Realtors only care about the sale and not the quality of the experience. John A

Being prepared and competitive are essential when buying a home in this market. A pre-approval is the best way to know your price range when searching for your future home. Just as important, being able to present a pre-approval letter when putting in an offer shows sellers you’re a qualified buyer. This can help you land your dream home in a competitive market. Getting pre-qualified can be done entirely online in 10-15 minutes, contact us today so we can connect you with a lender to begin the process!
Closing costs are typically between 2% and 5% of the total purchase price of your home. To get an idea of how much this is, with a home purchase for the median price of $350,300 your estimated closing costs would be between roughly $7,000 and $17,500. Keep in mind, if you’re in the market for a home above or below this price range, your closing costs will be higher or lower.
This is a common question our agent Sven Frisell gets from his client's. Sven will take the time to explain where his clients will find that information on the listings they see. He also highlights what that community is offering in return for the HOA fee. Out-of-state buyers in particular are always surprised by how much is provided and usually realize that the fee is worth the money. At this point it's a lifestyle question. Do you want the lifestyle that this HOA offers you? -Sven Frisell, Realtor
Required documentation for homestead exemption application include the following: - Your recorded deed or tax bill - Florida Drivers License or Identification Card. Will need to provide ID# and issue date and it must reflect the permanent residence address. - Vehicle Registration. You will need to provide tag # and issue date and it must reflect the permanent residence address. - Permanent Resident Alien Card. Will need to provide ID# and issue date. A legible copy will also be required to be submitted to the office. In addition to the proof of Florida residency, you must be residing on the property as your primary residence as of January 1st. Social Security numbers are required for all owners and their spouses making application, even if the spouse does not own and/or reside on the property, per Florida Statute. -Kathleen Pogany, Realtor
When a home goes under contract this means that a seller has accepted an offer on the property, but the sale is not final until all contingencies are met. At this point, the seller or buyer could still fail to meet a condition and withdraw from the sale. For example, if an AS-IS contract is used, the buyers could find out information during the inspection period which prompts them to leave the contract. When a home is under contract, other interested buyers can still submit a backup offer to be considered if the current contract fails. When a home is pending this means the home is under contract and there are no longer any contingencies on the sale. It will most likely be sold soon. - Maddy Partow, Realtor
Yes, in fact it is great to have an agent by your side in any purchase situation. Your agent will look out for your best interest. The builder is the seller, represented by another agent. - Mayra Centonze, Realtor
