Many people don’t realize that there is not typically any extra cost for you to use a Realtor when you are considering building a home. Having an experienced agent represent you that understands the complexity of the new construction market will be very beneficial to you. I specialize in new construction and have already worked with many of the local builders in the area to give your insight on pros and cons they each deliver. In addition, I understand the hidden pitfalls that can come up with specific contract terminology, timeline issues, and understanding the true specs of what you’re getting vs what you see in the builder’s model. When buyers either have no representation or an un-experienced agent when they build or buy vacant land, there can be future issues that can jeopardize your pocket or the build. You are not alone in trying to understand this question and many people find this confusing. Commissions vary from different areas and brokerages. As a buyer, your most likely off the hook from paying the commission because this is already worked into the sales price and is paid by the seller which will be subtracted from the sellers proceeds at the closing table. As a seller, the commission percentage is negotiated at the time you enter into a listing agreement with the brokerage that is representing you. If there is both a buyers and sellers agent involved the transaction the commission will have some sort of split agreement in play. Many sellers try to sell their house themselves to not have to pay commissions, but national averages indicate that they make more money listing with an experienced local agent. There can often be transaction fees and depending the type of sale, price and terms there are different commission percentages.

I am currently closing in on almost two decades of experience with initially starting in real estate as a mortgage loan originator that led to opening my own mortgage brokerage company. When the market crashed in the early 2000’s the mortgage industry collapsed and forced me to work in the corporate world for a few years, which was the only time I have ever worked for anyone else seeing that I have owned multiple business in my career. That led me to get my real estate license in 2014 with multiple national top producer awards achieved, 100’s of hours of additional education and being in the top tier of closed transactions for our local real estate market. I have represented many builders and specialize in new construction, sellers, buyers, vacant land and great with divorce situations along with relocation services. I am now blessed to be one of the broker owners of Home Legacy Realty and have a partial ownership in Paradise Land Title.
