The upstairs (master bath) water running from a toilet seems to be an on going problem. This is the third time. I hope it’s fixed permanently this time. It has ran for the past 5 days and the week prior 5 days.

Worst place I've ever lived. Horribly managed. Bait and switch techniques with leasing contracts. Management is dishonest and will not respond to messages unless you're persistent. Ridiculous policies such as no car/motorcycle covers and 2 month moving notice. Way overpriced when I moved in and since then they've price gouged their tenants so people can't afford to move out. If you pay month to month for years they'll change your contract without honoring your month to month payments. All the kids play in the road because they won't build sidewalks or a park. Don't live here. You can do better.

This place WAS awesome when I first moved in in mid 2015. The property manager Kimberly was prompt and friendly, always returned my calls and always treated me like I was a part of the family. Then she left, I believe a year ago, maybe a little longer. After she left, I just felt they only cared that you paid your bill, anything over that, not their business, they don't care. Which is fine, I hated losing that feeling of being appreciated, but I understand it's a business and they don't need to have a one-on-one relationship with their people. It was like pulling teeth trying to get them to return calls and I definitely don't have the luxury of constantly calling back trying to get ahold of someone with my work schedule. Trying to get them to come in to do anything was harder as well. I eventually just stopped calling. I had my screen door pop off the rails, I had to call them 3 times to fix it. When it fell off the first time, the tensioner rods (or whatever they're called) inside to keep the wheels secure to the track came out. I told them that every time, but not once did they actually repair it and put them back in. So when they'd just place it back on the track (something I could have easily done) it slid shut then when you'd go to open it, off it popped again. I just stopped trying. Getting them to come in and change bulbs was a headache, the dining room light fixture has that weird ikea-type bulb so it's not like you can just run to your local store and grab a pack of bulbs to fix it. Eventually just stopped trying with that too. Had I left when my first couple of years was up, I would have been just fine. I ended up buying a house this year and I thought the service was bad before I told them I was leaving, it was 10xs worse afterwards, Evey time I'd call them about something related to my end of lease or move out date, it was always short and snippy and absolutely no returned phone calls at this point. And what I really don't understand is, there was a mix up about 9 months before I moved out and they called me regarding a carpet cleaning I set up. (I never set up a carpet cleaning). Apparently it was someone in another building, but I told them I didn't realize that was an option and I wouldn't mind having the carpets cleaned (after being there almost 4 years). They said they'll have the manager come out and see if it's necessary. So we set up a day for them to come in. The manger and some other lady from the office walked my apartment and said "it's actually really clean, I don't see a need to have it cleaned". I told her I don't keep it clean and we don't wear shoes in the house which helps keep the dirt down. Fast forward to a month and a half after move out, I get my move-out ledger... They've charged me with a carpet steam cleaning, carpet replacement and carpet repair (I knew I'd get the carpet repair, there was a spot that was starting to pull back when I moved in, seeing that I worked out of town mon-fri then, I drug my feet on adding it to the move in walk around). On top of charging me for a cabinet resurfacing (what??)... I just got the ledger today, but they aren't open on Sundays. Based on how I left the place I really don't see why I was charged with a resurfacing or a carpet replacement. If you look at the pictures posted up by me in the "photos" section, you'll see what I mean. So I'll be calling for more information tomorrow, hopefully I get someone.

Jasmine the property manager has been a delight throughout my whole experience at Deer Ridge so far. After being here for a few months I can now say during my tour she did NOT tell a single lie! She has gone above and beyond my expectations. First I had a maintenance emergency with my AC unit going out....she got it fixed within 2 hours and called me when it was done! Second I had called her to inform her that one of the dryers wasn't turning on and I tried it twice, without even asking she got me $2 in quarters back to make up for the money I had lost. Third is there online portal where Jasmine had told me it is simple to use and it saves your records on the site. She was not kidding a child could pay rent in less then 5 mins. Also the maintenance guys are absolutely amazing!!!! I’ve only had two problems and they fixed them right away and correctly. Look no further in Loveland Ohio because they are even expanding across the street, it is a quite, safe and well run place to live.

Questions & Answers

Are there washer dryer hook ups in the unit

Carol Thompson | Mar 20, 2020

No

Are they income based?

Unfortunately, our apartments are not based on income and we do not accept any kind of housing vouchers.

I thought the new building was 3 bedrooms is that incorrect?

Brandi Brinkman | Jul 28, 2021

Hi Brandi, The new buildings are part of the community across the street; River Ridge Apartments. While they are a sister property and managed by the same rental company, they are not part of Deer Ridge's community. River Ridge does have 3 bedroom apartments, our largest will be a 2 bedroom, 2 bathroom floor plan. Hope this helps!

Do you take vouchers? I am a disabled Veteran who has been approved by HUD-VASH looking to move in mid-end of July or August. Thank you in advance for your cooperation
