I have had the pleasure of working with Greg King in the recent sale of my house and his demeanor was always pleasant to work with and simply be around. He is informative, communicative and willing to go to any length to help assure success. I would certainly reach out to Greg in the future and recommend him to anyone I know. Thank you Mr. King!

Working with Greg King surpassed all my expectations! His professionalism and knowledge gave me the piece of mind that me and my family needed. With both me and my spouse working throughout our deal, we were entrusting with all Greg was doing for us behind the scenes. His attention to detail and assertiveness ensured that he was working hard for us. I have already recommend him to close family and they are very pleased with all Greg has done so far. We look forward to working with him in the near future! Thanks Greg!

Greg King was the most punctual, professional agent I’ve ever dealt with. Communication was great during the whole process. Greg also was very firm with the buyers agent in regards to negotiations, he didn’t simply back down and assured us that his number one priority is our profit. He’s helped me in the past, and I will continue to go with Greg for any future purchases.

The very first step of the buying process is getting pre-approved. If you do not have a mortgage lender you're currently speaking to, ask the agent you're working with if they have anyone they would recommend you to work with. When you get pre-approved with a lender it's the gateway to getting the ball rolling in the right direction! Why should you start with getting pre-approved? There are two excellent answers to this question. It not only shows your agent, but also any seller that you might come in contact with, that you are serious as a buyer. You're not just looking to look, you are looking to find your dream home. Being pre-approved also allows you and your agent to know exactly the price range you need to be looking for homes in. It's never good to look first, fall in love with a home, and not be able to buy it. Always get pre-approved first!
The answer to this frequently asked question is NO! Anyone who has bought a home, sold a home, or just looked at homes, has heard of websites such as Zillow and Trulia. These are also commonly referred to as third party real estate websites. Third party real estate websites are not local to every real estate market. These third party real estate websites provide estimates of home values for practically any home in the United States. How is it possible that a third party website that is headquartered in California or Florida can provide an accurate home value for a home located in Las Vegas, NV? It’s not! These third party websites, such as Zillow and Trulia, use computer generated home values based on calculations and formulas.
The expression “You never get a second chance to make a first impression” is absolutely true when it comes to selling a home. When selling a home you must be sure that your home presents itself in the best possible light. Making sure clutter is at a minimum, freshly painting rooms, installing new carpeting, or ensuring odors are non-existent are just a handful of things that should be done before listing your home for sale.
The most common method to determining the value of a home is by completing a comparative market analysis. A comparative market analysis is an in-depth evaluation of recently sold “comparable” homes in the past 6-12 months.
One of the most important indicators on market conditions is average days on the market. Another factor is market absorption rates, number of closed transactions year-over-year for a given month, average sale prices, and average list price to sale price ratios, all of which we provide to during our initial consultation.
Great question. We do sign a listing contract but I feel that at any point if you are not happy with the service that I'm offering you should have the right to cancel without penalty.
Since every home sellers situation is different, you should discuss the timing of your home sale with your Realtor. Just keep in mind serious buyers are always looking for a home.
