This is a decent hotel/motel right across from the ocean. There is a liquor store a block away along with two restaurants which are both very good. Eat Chow for lunch/dinner and Cappy for breakfast.

This is a great local hotel. The beach is an easy walk and there are wonderful restaurants and coffee close by. The room was clean and the bed was comfortable.

Great little hotel, very affordable for the neighborhood. Rooms are very spacious, way bigger than most chain hotels, and the king size bed was bigger than any king size bed I have seen before! Right on the Pacific coast highway and the beach is just across the highway. You get free umbrellas and towels from the hotel. The room even had a sliding divider. Just great value for money; definitely recommend if staying at Newport Beach.

Owner SUPER nice. Room was clean. Area was fantastic. A great place for breakfast next door. Beach across the street. Nice beach equipment to borrow. Kids play area by a little lake behind. Really nice stay.
