Very nice complex, but the management has idiotic rules for their residents. The pool is only open until 7p.m and is closed all day on Monday. The club house is only open when the office is open until 5p.m. They do not clean out the charcoal grills, I had to empty a grill before I could use it. They a big beatiful new gas grill near the pool that isn't operational. because there's no propane hookups for it. It just a show piece to bring in new residents.

DO NOT RENT HERE, especially military families! We are a military family (my husband has been active duty for 15 years). As all military members know at times our moves and deployment dates can suddenly change. We have moved all around and have never had an issue terminating our lease due to sudden change of dates. This apartment is by far the worse place we have ever lived. To begin, we were shown a model apartment. Do not let this pull you in, your unit will NOT look like that. We received our keys on our scheduled date. The apartment was filthy as if the last tenants just moved out that morning. The ac was broken (this was in the middle of the summer). We were living in a unit for 3 days with our 2 year old before the ac was fixed. The patio sliding door was broken. We notified the apartment office of this matter. We were told constantly they would get it fixed. We lived at this complex for 10 months and it was never fixed. The door did not lock! As a spouse who’s husband was always out of town for work I felt so unsafe I had to buy cameras for my patio. I was in constant fear of someone breaking into my apartment because the door would not lock and you could barely shut it. After living here for a few months our cars were broken into on multiple occasions. My husband’s dates changed for deployment and we notified the office. They still required us to pay an additional month although we were out of the unit on the last day of the month. Their excuse was that we didn’t give notice on the first. We have lived many places that understood the way the military works and was courteous enough to not charge us extra fees. This company wants you to follow all their rules and regulations, but refuse to follow up on their end. The office staff never answers the phone, and you are lucky if they are even in the office. They never can keep employees. We have seen multiple office and maintaince staff come and go. You will regret moving into this complex! You can live elsewhere in the Va beach area and have a better experience. The one good thing about this apartment complex is Johnny in maintaince. He went above and beyond to help us as much as he could. This company does not deserve an employee like him! If he could have fixed all of the issues in the apartment it would have been done the first day we moved in. Unfortunately, a outside company had to fix our issues. Obviously our issues were not important to this company, just the rent check they were receiving from us.

No Star. I highly advise against moving here. My experience with Greystar taking over the property was horrific and there were many others that had similar experiences, especially families of color. I was coached out of my home in December 2020 by the leasing office and Regional Manager Courtney although I was on a approved COVID payment plan. Without notice or proper cause, my payment plan was revoked and I was told the only way I could stay in my home was if I signed a lease stating I would leave 12/31/20. On 6/3//2021 I was denied for an apartment rental due to tenant report that stated I was late on rental payments eight times. This was inaccurate, I was not late, I paid every payment according to the payment plan. The current leasing manager Amanda called the apartment in which I applied to and sent over the correct documentation regarding the discrepancy but it was too late as the unit had been rented by someone else. I have reached out numerous times via email and phone to obtain the documentation necessary to identify their discrepancy so that I may attach it to future applications to help address this issues but am not responded to. This is one of many incidents I experienced highlighting the culture of unprofessional and inhumane individuals at Banyan Grove that lack decency and integrity. The leasing office would leave eviction notices on my door although I was on a payment plan. Even after they received payment from the city on my behalf, they would send threatening emails demanding payments outside of original agreements. I did not intend to leave a review but the fact that 6 months later the remorselessness and inhumane characteristics of this company are still impacting the life of my family prompted me to save someone else if I could. Disregard any artificial apology that maybe posted after this review or any type of explanation. Its their job to make the company look professional and the complex great. You do not have to take my word for it, drive through and ask anyone who has lived there over 1 year for their honest opinion about the complex. It is not worth it. The apartments are dated, maintenance turnover is extremely high which puts belongings at risk and the company is not ethical. There were numerous petitions taped to doors of residents the week I was leaving concerning the grotesque mannerisms of the leasing office and regional manager. They rented out the apartment of a friend of mine, while she and her family were still in it and gave her two days to switch to another unit. Nothing was wrong with her apartment nor was her lease up. It was just mismanaged and unprofessional acts that ended up working to her benefit because she is in a larger unit but a clear example of the culture of current Banyan Grove. DO NOT MOVE HERE FOR YOUR OWN GOOD. side note: reviews from 11 months ago would be regarding The Franklin Johnston Group not Greystar. The complex was fantastic from 2018 until early 2020, even if Greystar purchased before then they did not establish their cultural footprint during that time. Updated Responses to Banyan Grove: in what ways would you like the chance? All of my contact information contained in your records is still the same. Please advise 11/18/21 2/8/2022- Never contacted by Greystar.

It also depends if you get the balcony or the sunroom. The sunroom adds about 50 sq. feet.
