Absolutely! There is usually a difference between a home’s List Price (how much it is on the market for) and the Sales Price (how much it sells for). In a seller’s market, buyers who want to negotiate should be careful. High demand leaves little wiggle room for negotiations. If you would like to negotiate, definitely talk to your real estate agent about what to offer and what terms to present.
No one wants their house to sit on the market for too long. Current market circumstances, property condition, exposure, marketing, negotiations, and pricing can all affect your ability to sell swiftly. If a market is hot enough, sellers could find their home off the market within a week. If the market is slow (or the house is overpriced), the number could reach triple digits. Upon going under contract, it generally takes between 30-40 days to formally close on a home, depending on the market.
Since there are many different metrics that can predict a home’s value, you may see some differences. Homeowners pay property taxes based on their home’s assessed value, but this number is not always accurate compared to the market value. Market values fluctuate more than assessed values. When you are getting ready to buy or sell a home, it will be important to pay attention to the market value. You will only need to worry about the assessed value when calculating how much you will pay in property taxes.
The best way to figure out your home’s current value is to reach out to a local professional. Real estate agents and appraisers can give you the most accurate home value estimate. The ideal time to place a property on the market is: * A couple of weeks prior to any holiday, so that the holiday doesn't conflict with when the property is first listed; * Towards the beginning of spring, when inventory is still low from the winter months but it's starting to get warmer and people are more active; or... * In a "seller's market", where demand for homes rises and sellers can get a lot more money for their houses. The following factors may contribute to a seller’s market: - Low inventory. - Low interest rates. - The possibility of interest rates rising in the future. - Other economic factors. Some cities may experience a seller’s market while others simultaneously experience a buyer’s market. Feel free to reach out to me anytime for an update on the current state of the real estate market in Salt Lake City, Utah.
Buyers want to see a clean home with lots of potential and few repairs. Before you sell, I would recommend: * Depersonalizing and decluttering; * Removing polarizing items, such as political and religious memorabilia; * Eliminating any bad smells; * Making minor repairs; * Adding a fresh coat of paint (at minimum on trim); * Replacing or cleaning carpets; * Thoroughly cleaning each room, down to the baseboards and vent covers; * Adding special touches, like plants, accent pillows, and a new welcome mat; and... * Improving curb appeal.
