Our home has been under contract for a while, and is now being finalized. Kristi is amazing! She took time to explain everything to us each step of the way for the sale of our condo. It took longer than expected due to some personal health issues, and, several buyers backing out at the last minute. Kristi never gave up though, and fought hard for us. She also made it possible for the showings to be easier on us, which was amazing with the health issues we were going through . I would highly recommend Kristi to anyone. She's great!

This month I actually celebrate my 30th year with Coldwell Banker! I can't believe it, it has flown by. My parents were both Realtors so I grew up in the business. After graduating from high school the summer after my freshman year at the University of Utah, I took the course and exams to get my license. That was in 1987! I then finished college with my business degree in marketing and advertising. I worked in advertising for a couple of years and then decided to come into real estate full time. I can't believe it has been that long ago. The adventurous ride I've been on through all the ups and downs in the market has given me a knowledge base that many agents don't have and I am grateful.

Are prices dropping in the current markets? Is this a good time to buy in your opinion?

Daron, It is a great time to buy right now. I want to shout that from the housetops! We haven't seen this much selection on the market in at least two years. You can shop around and take your time to choose the right home without feeling like you have to make a decision in 2.2 seconds and give your first born to buy it. As far as prices dropping, we are seeing price adjustments however, these drops are on properties that were already over inflated. Based on the sold statistics, I am seeing that prices are flattening out rather than declining across the valley.

Marc, That is a great question! Allow me to give you some background information before answering your question. Our local market has definitely shifted. We are no longer in a market of multiple offers on every property. Homes are staying on the market much longer and sellers are reducing their asking prices. The supply of listings is up 161% since this time last year. That is a 4.8 month supply of homes for sale. If no new listings came on the market we would finally sell out of our active homes in just under 5 months. Sellers are willing to make concessions that they never would have made in the last two years. Although statistically we are considered a balanced market, I consider this a perfect mini-buyer's market through February of 2023. Yes, you can negotiate closing costs from a seller. Make your move quickly because I forcast another flip to a seller's market this coming spring in Utah!

Catherine, I am so glad you reached out. The market is still incredible. Are you thinking of buying or selling in Salt Lake? Currently, we have less than a 3 week supply of homes available for sale. That is slightly up from this springtime when we had less than a 1 week supply. The national average is 2.6 months supply of homes for sale. Our, average number of days for a home to receive an offer is eight and we are still seeing multiple offers on most homes. I'd love to have you call me with any other questions that you might have.
