AVOID LIVING HERE!!!! I recently moved in here, and the manager, Kyle, is a bald insecure guy who gets off on fining residents for the smallest reasons. He will make your experience as difficult as possible, all for his own sense of power. All the reviews warn about the poor management, and this guy is a microcosm of all those problems. Its so bad, me and my real estate agent have written a letter to the board, because she too found his behavior way out of line (and shes been doing condos for 15+ years.) The building and location are nice, but avoid this place if you don’t want a head ache. I already have buyer’s remorse.

The Pros: Location, package room, 24/7 reception (if you care about that), parking garage. The Cons: Old and neglected building that lead to constant issues with e.g. a) AC or heat not working (sometimes for days), b) frequent firealarms c) broken elevators. To consider: A lot in your experience comes down to your landlord (which differs by unit) and the state of your unit. Make sure that you have at least a unit with new windows or you'll have neither heat nor sound insulation. Quick edit: make sure you have good renter insurance, including against water damage from other units. The piping here is in parts as old as the building and bursting pipes are a fairly common occurrence.

Lovely building on Rittenhouse Square in Philadelphia. As a designer I have done a lot of work on the Square and quite a lot here. Nice apartments, great location, attractive low key lobby. Hallways need updating.
