You DO NOT want to live there!!!! The new Management is AWFUL!!! Dont be fooled by the amenities- the rent they charge is not worth the aggravation you have to deal with from Management!!! The service you receive SUCKS!!! My refrigerator was not working properly for months and it never got fixed!!! Needless to say, I did not renew my lease!!!! KEEP LOOKING!!!!!!!!

Please read this review thoroughly-- I hope to convince you not to move here. HOTP is a disaster. The infrastructure of the apartment buildings is crumbling and the entire community is in need of the most basic of renovations. Things here have been horrible under both Morgan and the new management team. For over a month now there has been a hornet's nest on the bottom floor of building G. It was just recently removed-- however it took forever for the leasing office to get around to scheduling its removal. We had many wasps get into our apartment despite our best efforts to defend our place against insects. One was even crawling on my arm when I woke up one morning. Recently, there was a bat in the hallway. I had told the leasing office about it as soon as I saw it. They did nothing. I called the "24/7 emergency services" when it got agitated and started actively flying around in the hallway. By this time it had been there for more than a day. They did nothing. Finally, I took it upon myself to call the local goverment animal control. They came in and swiftly took care of it. No thanks to the leasing office team or maintenance team whatsoever. The management team does not listen to their tenants. Multiple tenants have reported stolen packages from the package room. The common areas are filthy and littered with trash. The elevators smell horrible and often have animal urine and trash in it. The common areas are in dire need of basic renovations such as a true repaint and carpet/floor replacement. After all the money each and every tenant spends here, the management team does nothing to improve our living situation. Initially we chose to live here because the individual apartment is nice and spacious, and we've done a lot to make our place feel like home. We were pleased with the individual apartment and the space it provides. However, outside of this, every other aspect of living here is awful. Please do not move here.

Most unpleasant renting experience. I have rented from Morgan properties before & selected this property based on their rapport. Management was horrible, apartment wasn’t cleaned correctly before I moved in, there was a rodent problem, I showed management footage of contracted exterminator walking in apartment leaving notice that services were performed and leaving without actually performing services, nothing was done. Dog feces is all throughout the property instead of hiring a team to clean up since they allow dogs on the property they simply post notices asking tenants to clean it up. I was never able to enter the building in which I lived with the key given to me by management I instead was given a code by someone who did not live on the property. This was a big safety concern for me that was never properly addressed although it was something that I made a big deal out of maybe once a week during my lease. Although I provided a forwarding address for my ending balance it was never forwarded to me until in collection & charges were inaccurate & unfair (why would I pay a cleaning carpet fee when carpet should be replaced especially when it was worn down & dirty upon move in). This barely scratches the surface search elsewhere for your peace.

You have to have the leasing office unlock your account. I highly recommend getting a cashier check since you are locked out. You can submit that directly to the Michelle in the office or the assistant .
