Once you choose a property to buy, we need to write up an offer with all the terms and conditions already agreed with you. We need to present the offer to the listing realtor, along with a pre-approval letter and proof of funds.
Pricing the house correctly is key. If you price your property too high it will take longer to sell, if you price the property at market value you will sell in about 1 to 3 months approximately. The secret is to price it right above market value and to sell it at top dollar.
The settlement agent, be it a title company or an attorney will deduct the following expenses from the selling price: payoff of any mortgages/lines of credit; payoff of any liens/violations/open permits attached to your property; title search,county taxes, stamp taxes (0.6% in Miami-Dade County; 07% in Broward county), property taxes (to the date of closing); dues to Association if any; real estate commissions. An executed contract happens when both sellers and buyers have signed the contract. To be executed, the contract needs to be fully initialed, signed and delivered to the other party involved in the transaction. In other words, if the seller signs last, then the executed contract has to be delivered to the buyer and vice-versa.
