How much is the Down Payment?

If you are buying a primary home, the down payment is often 3.5%. On a $150,000 home, the down payment would be $5,250. On a $200,000 home, the down payment would be $7,000. On a $250,000 home, the down payment would be $8,750. I would recommend adding an extra $800 to $1,000 for the appraisal, home inspection, and a small amount of reserves.

What documents are needed for the prequalification letter?

For a person with a normal job, the documents used for the prequalification are the last 3 paystubs, W2's for the last 2 years, and the most recent bank statement. If you get paid weekly, send your last 5 paystubs.

I found a house that is in bad shape. Will that affect the loan?

When we are worried about serious repairs being needed, the best option is to avoid the appraisal. If you are doing 20% down, we can sometimes get an appraisal waiver. Then the appraisal is not required. When a home is in bad shape, this is usually the best way to get it financed.

How much is the down payment on a duplex?

If you are going to live in one side, a duplex could be financed going FHA. Then the down payment would be 3.5%. If it is going to be an investment, the down payment would be 25%. NMLS 1019481, 1755415.

Yes. We have an FHA loan that works great for first time buyers. The down payment is 3.5%.

Yes. I'm very close to Del Prado and Cape Coral Parkway. I'm two streets off Cape Coral Parkway. I'm next door to the fishing store called the Crazy Lure.
