If you are buying a primary home, the down payment is often 3.5%. On a $150,000 home, the down payment would be $5,250. On a $200,000 home, the down payment would be $7,000. On a $250,000 home, the down payment would be $8,750. I would recommend adding an extra $800 to $1,000 for the appraisal, home inspection, and a small amount of reserves.
For a person with a normal job, the documents used for the prequalification are the last 3 paystubs, W2's for the last 2 years, and the most recent bank statement. If you get paid weekly, send your last 5 paystubs.
When we are worried about serious repairs being needed, the best option is to avoid the appraisal. If you are doing 20% down, we can sometimes get an appraisal waiver. Then the appraisal is not required. When a home is in bad shape, this is usually the best way to get it financed.
