I have been in Stonebridge Ranch 17 years. The Association does a fabulous job with landscape and maintenance. It’s the best money I spend to be in such a beautiful community. The association does a great job communicating and are always responsive. You can be involved as much or as little as you want. There’s always something going on. It has been a great community to raise kids.

Moved into the community for a year now and I am yet to see the value of this HOA. Their fees are exorbitant even by McKinney standards and not sure where those dollars are put to use. The common areas are scattered with dead trees, poorly maintained parks and landscapes that need basic maintenance. A pool dredging takes over 6 months with no foreseeable value. Any questions at the office on how the dollars are being put to use and you get a rolling eye from the front desk about reading the monthly publication. Last but not the least, their board lacks diversity and a greater section of the community is poorly represented. I feel they should split up and let each community manage their own backyard.

There are rules for pretty much everything. Your fence must be stained a color within the rules, shingles on the home, shutters, etc.

Are you allowed to Paddleboard the body of water next to Adriatica?

I’ve done it and will never do it again. The water is foul smelling and full of moss. The water’s smell alone was so bad, I was extremely fearful I would fall in. Also, when I got mine out, it was nasty and there was no Jose to wash it off. I would recommend the lake in the colony and frisco.

I wonder why there is always an Issue with the African American either at the pool ,are the homeowner association complaining about bushes that already been done, are the when they see an African American at the pool.

I have many AA friends and they haven’t had an issue here. However, everyone gets issues with the grounds committee coming and fining for yards. If people are being disrespectful to you because of your ethnicity, I would make them aware of it and make them feel uncomfortable. Maybe then they will stop coming back 😂

The water is so incredibly nasty that you won’t want to. Did it once and it was so full of moss. The water smells. On top of that, there is no hose, so your kayak will be nasty when you take it out.
