My son moved into the villas in 2019. The place itself was not clean on move in. Crumbs on the floor, fridge had food stains inside, kitchen sink was dingy, etc. We spent a few hours cleaning and disinfecting the place. In hindsight, we should have taken pictures and noted the uncleanliness. The apartment life itself was OK. It was a place for my son to live while attending UB. Fast forward 3 years---just last week, my son received notification that there was a $126 charge on the account for cleaning and damage. This charge was sent via email SIX WEEKS after vacating the premises. Coincidentally he and all 3 of his roommates did not receive a mailed notification, which the manager said was sent to the address on file. The charges included exorbitant and ridiculous fees, such as $30 cleaning fee for a stained toilet bowl. $12.50 (x2) for some small items left behind (toilet paper roll, Glade room freshener, unused kitchen garbage bags). $25 for touch up paint. One of the wall areas that needed to be touched up was from the "villa-provided" unstable bedframe hitting up against the wall. After 3 years of living in a place, one would expect some dings and marks. Additionally, there were unexplainable overage gas charges which Sierra told me to call National Grid for an explanation, even though the villas were billing us for it. These overage gas charges were for months in April-July, when heat wasn't even being used. What a shame to wind up with such a bad taste in our mouth about the villas, after recommending them on FB for the last 3 years. My only advice is BEWARE!!

For your own sake, stay away from American College Campuses especially at Chestnut. The only good thing that they have to offer is the shuttle service to the school otherwise there’s nothing good about this place. There were an abundance of issues with the apartment from day one. To start off with, they did not clean the unit before we moved in. Matter of fact my roommate and I deep cleaned the place and found a wart bandage stuck on the floor under the couch. All the air vents were not cleaned before arrival and the central air system barely worked. Now let’s get into the biggest issue. We had a hole in our kitchen ceiling leaking water for two weeks straight. Maintenance did nothing about it even with the multiple incident reports filed. It was not until the head of maintenance actually came in for himself to see the issue, which was then fixed. It was absolutely absurd that we waited two weeks for the hole to get patched along with the fact that there was water activity dripping into our kitchen light. Yes, we did mention the water in the light to them. During the winter we had windows fall out multiple times, no I am not joking about this. The place is falling apart and needs serious renovation done too it. For anyone attending the University at Buffalo I would recommend finding a house or another complex not owned by American College Campus to live at.

Why do you guys change the shuttle schedule during finals week

Well yah I hate their shuttle, too. But you need understand that American Campus Communities, the owner of this place is a PROFIT organizations (you should understand what I mean if you know these words, and no need read the following). The reason of whether finals week changed schedule, or shuttle doesn't arrive on time, is they run fewer shuttle bus and HIRE fewer bus driver. So less expanses this year and less budget needed next year as well. Final conclusion, formal response for your question: because money.

No, they accept anyone it's just predominantly students that live there. Keep in mind if you aren't planning on getting a studio you'll probably be living with students
