Too bad every weekend the circus comes to to town in the parking lot. I don't know if the people don't speak or read English that are there. No parking signs are for a reason. The gate is half the problem. I will not let anyone in that doesn't have a key, a lot of the parking lot crowd do.. The little kids and idiot adults riding in the parking area and digging holes are an issue. Other than that it's a nice place.

That would be the responsibility of the individual selling you the land. Unless you're dealing with one of the unlicensed land sellers who are questionable at best.
Nothing out there is passable in 2wd year round. Sometimes need 4wd just to pass thru the main gate
I use my phones gps woth verizon network and rarely have any issues. But the times it screws up a handheld would be a great backup.
