Google Chrome tab groups, you know, I like tech, specifically real estate tech, and this isn't necessarily real estate tech, but these are things that do make your life just much easier. OK, so let's go ahead and take a look at this home car, if you would, please. Thank you. I'm excited about this. Yes, we do have we do have it here. We do have a link about this. So we'll chat that link in and it'll be like down below and the description on your tabs. Yeah. So these tabs across the top do help. So this link that will put in kind of shows what's going on. There's a little video that's explaining it. Maybe anger decides he wants to scroll around here and kind of show us. But what this does, if you they do a really good job of describing this, your own car. If we can zoom in just a little bit, then we can open this up and I'll kind of describe what's going right back there in the video. All right. Open this up a little bit and maybe zoom in if they allow us to zoom even more. Perfect. Great job. So what we have here is on the screen, you can put a tab and put everything together and you can label this tab. And then it is so on the screen here we have that. It's showing off like the workgroup right here that you label this one. You put a specific color with it and all you do is like, right, click and added in. It's super, super easy. And then you just pull inside it and put it within that tab group. And what it does, it links it together so you can close it down and keep it super organized. So I'm going to let you drive from here forward. That's it. And we're going to show off my traditional tab grouping that I utilize on a regular basis. So right here. And I'll drive Lots of times. I'll drive right now. Let's see what we can do. Yeah. So we have stuff open, but on the screen here, I have my Zoho stuff. This I normally leave open all the time. So within Zoho stuff, when I click and I label this myself, I put the color to it and when I open it, it opens up the whole things that I'm within. If you see this green or the green line underneath it, what it does is it shows that that's within this Tabb Group, OK, and then I can go ahead and close and Zoho stuff stays in there because I really have to. Yeah, this is kind of like having a ton of different browsers open on your computer. So these are things that I'm working on for the website. So these are all shrunk down and now they're within this Tab Group. I have different things that I'm working on currently, so my work in progress and these are items here and are four different five different tabs and I'm working on specifically related to this. Right. So these are each different items that I'm clicking on. Right. And then I have my personal stuff. So I have things that I'm looking at here. And then I have different items again, that I'm working on. So I'm able to see kind of what's going on. And I don't know, it's just one of those things that I think helps out quite a bit. I have my AT&T tabs and I can real quick go ahead and change the color of it. So if I decide, wow, I have a couple too many things with the same color and there I go and I change the color of it. And now it looks just a little bit different for me. Right. And then I went over to the broker meetings and now my colors are each a touch different. And this is my tab for the weekly meetings that we're having. So I think it's Easier keeps you organized. Is that going to bog or system down at all? All right, broker weekly meetings, so these are meetings that we have on the schedule. Thank you for canceling the already need to take a deep breath before I proceed here. All right. So broker weekly meetings. We have this whole schedule lined out at 52 weeks and all the different meetings that we have on a weekly basis. If you don't know Reyes's, please let us know if you have gone over it since the 1st of January. Yeah, we've been totally doing this. Now, what I'm going to do is I'm going to also go ahead and grab the link to our covid meeting schedule and we will chat that link in to you. So, Omkar, let me go ahead, if you would. I'm going to grab this for you and maybe we go split screen so I can show this off just a little bit. Sorry about that. On the fly throwing things in here. So this is our covid meeting schedule over here. And there's a link directly related to this item. So we'll go ahead and we can share that. So I copy that for you, Omkar. You can check that in however we need to. So you'll have that meeting schedule all set up. This document here has when the meetings are, who's meeting, when and how to get to it and all the Zoom links and everything else. So those are all going to be up here, right. So we have all of the different details on the meetings where the room is, what's going on and who's meeting when in office hours and all those different things we have and three different groups. The reason for that is we have people set up into different groups. If you're unlicenced and know if you're licensed, but you have it renewed yet. And then if you've had your renewal and you consider yourself experienced and ready for a more advanced. So we have like level one, two and three, so to speak, and we try to gear ourself towards that specific group. So in the higher level group, we'll go through things a little bit quicker and we'll refer to it and we'll expect that things are done on time and we hold you guys to the higher standard. OK, now there might be some stuff that you need to do to reference a lower a different meeting or there might be a link or we might chat something, something. And but the idea here is that, you know what's going on if you're at the highest level. And I don't want to say we we can't afford to invest your time into, like, level one things or level two things. We're working on level three. So if you feel that you're not in the right group right now, then go ahead and attend a different group. Right. So if something is is kind of like over your head, then that's not the right place to be. So if we happen to be going over different items for that week and you realize that for this particular week, that is over your head. Right. Whatever it happens to be, if we're talking about a marketing, we're talking about technology, we're talking about whatever it is. And you want to move to a different group for that week, totally fine. Maybe attend two groups. Yeah, perfect. I be totally fine. Yeah. So if you're, you know, if you want then you can definitely attend like level one and then you can attend level two if you want, if that's your group, because maybe it takes a little bit more time for you to get it. What cities are doing the best, the best and why? Well, the best in like a growing bringing in new people expanding. And we have an article that we can show off on that one. Yeah. So we're going to go split screen for just a moment here. And yes, we'll go we'll hit that just a second, so we'll show the article first and then we'll see who's going to talk about it in particular first. So we have our Engman article that is showing off what's going on here and now what we're going to do before we take a look at this, this is from a Meninas. It says, What cities in the US are currently the powerhouse and they're maybe not what you would expect. So let's go ahead and pause it right here. We're going to go over to our new item that producer O put in for us. We have a Spinner, so we're going to go ahead and spin the wheel. So let's pull up our Spinner. And what we're going to do is spin the wheel to see who is going to guess and discuss this city's first. OK. OK, so go ahead and spin the wheel Shana or Omkar and let's see what we got. Just trying to bring some new things in. It was totally it was totally rigged. Thanks, Omkar, for that. So first, I would guess that we are going to have a bunch of cities in here and now I read the article, so that's not fair. And so what I'm going to say is I'm going to guess that they're all rural places. And before going into this, I would have said that Montana would be on the list. So I would have went with Bozeman, Montana, as an expanding place here. And that's where I would kind of start. All right. OK, and then what would you say after that? I would say Idaho. You would say Idaho. Yeah. You have a niece and your brother that live there. Right. So let's go ahead and take a look and see what's going on here. And Omkar is going to scroll down through our article and we're going to see a couple of these facts here. I'm so excited to say, are you good? Very good. All right, so these are not necessarily in a particular order, these people are calling them out. They do have the performance index in the rankings. And you can click on these links here. Right? What did they say? Well, no, we're just going to scroll down and we're going to look at some of the cities. It kind of calls them all out. All right. And so we have a city in Alabama. Ok, sweet home Alabama, yeah And so what they have is if we highlight a couple of things, they've had a 12 and a half percent increase in job growth over the last five years. Twenty eight percent increase in income. So, yeah, there you go. That's incredible. Let's keep scrolling down. And this is not necessarily the highest rated one. These are just ones that they're calling out. Well, that one is one that I think we wouldn't have thought of Utah, I would. OK, I get Utah. Yeah. It's a small mountain city 40 miles from Salt Lake City. Yeah. And it jumped from twenty, twenty second in the list and it moved up quite a bit. Wow. So let's keep moving down here. They did have a 16 1/2 percent growth and a thirty four percent wage growth. Wow. So their wages grew quite a bit so that people want to move there. Right. It's getting better and they're making more money. Nashville, Tennessee. I've heard that. Actually, I've heard that. Can I add one? Because I think I know When you can more. Yes, I think the North is kind of top of our mind, but not Phoenix, but. Oh, OK. There. Yeah, I heard North Carolina was also up. So there you go. Raleigh, North Carolina. I didn't hear Raleigh. Be true to who you are and to win Be True to who you are and win - In real estate, sometimes it's super important to be true to who you are and to win. And, you know, we always talk about caring. You can't pretend to care either. You just you have that in you or you don't, unfortunately. So I before you get started on this, I do have a little story to tell. And I want to recognize Lisa. Yes. So Lisa is fairly new to real estate. And she is just if you guys haven't had a chance to spend time with Lisa or talk to Lisa, you need to do that because she's just so cheery and bright and happy all the time, you know? But this past week, there was challenges with closings and weather and delays and all these things going on. And this is just an example of, you know, what it takes to win and showing your true character. OK, so we had Lisa had a seller and they needed to close. Well, the title company, I can't close because they can't get to the office. And the weather caused huge delays to the buyer was ready to close. So, Lisa, print it out. So there's a there's an online way to close called wrong remote on Land or whatever. Yeah, I don't know. I don't know. But anyway, so what had to happen is Lisa. Printed out the documents and I don't know all those, I know enough, but I don't know every detail Stacey does because she's been bragging about it all week. But she printed out the documents because her client couldn't get online and she couldn't get out of her house. So Lisa printed out the closing documents. The closing packet took them over to her client, let her sign them right and left them there because the notary was going to come because she couldn't get online, was going to come to her house and close her. Well, the notary couldn't get to her house, so Lisa then went and picked up the papers, the documents, and took them to the closer. To make all of this happen in the way in the horrible weather, and it wasn't down the street from her house, it was far so. Just amazing. So, Lisa, we're so proud of you and I had to brag on you because you're I mean, we talk about it all the time. I don't know if we tell you because we have been able to see you in person, but you're just always a breath of fresh air. And we really appreciate that. That makes me proud. And that is exactly what we're trying to do. Right, is be the best version of you. Yeah. And whatever your strength happens to be, go ahead and do that later. And she just did it like just OK. Well, my my job is to make this happen. And she identified the obstacles that were happening here and she solved the problem. Never once complained about it, never even, you know. Called to really tell people, except Stacey knows what's going on and just did it, you know, she just did it because it was the right thing to do and she cared and she was trying to make this happen for everyone. So incredible. So real estate is a relationship business. Yeah, right. And whom you are. Mm hmm. Says a lot. And we in general, I was talking to another agent who came yesterday and she was telling me a little bit more about herself and how she does things the best. And it really kind of hit me and I understood it just a little bit more. But she says, you know, I like seeing people face to face and I'm really good with those in person interactions and I really, truly enjoy that. So you have to do more of that, but that's really difficult right now. It is right. And you need to find ways to have those interactions in a safe way that you feel comfortable with. Hey, I'm Mike Aquisto, real estate broker and co-owner of Acquisto Real Estate. Next, my lovely wife, Shana Acquisto and I personally and around the house, Mike, fully endorse shark bites. It's a huge timesaver. So I'm going to tell you a little bit more about it from just like a homeowner perspective and kind of fully explain what happened, how simple the repair is, what saved us and everything else. So we are in the middle of a huge storm that's going on. The weather is unusually frightful. Yeah, it's unusually cold right now, and our pipe burst outside, so this is a copper pipe in traditional settings, you would end up having to solder around and clean this all up. And where I was, it was a bit of a pain in the neck because it was kind of close and it was tight. And there is kind of a lot going on in there. And I was like upside down. Whenever you're doing work like this, it always seems that you're in like one of those super tight spots. So, Omkar, let's go ahead and split the screen and some of these pictures. Here we go, so picture no one is going to be the actual the actual issue. Tiny little thing caused a problem in that crazy. Yeah, no it did. So I was able to end up using the shut off key, the yellow one that we also spoke about previously. So we noticed this problem last night. I went out, shut that off and cut the water to the home. And that does create several problems to go all night without water in your house. But it did prevent future problems and it allowed me to recalibrate and fix the problem in the morning. So I diagnosed where it was, stopped it, and then we moved on. So let's go ahead and show your picture to me and see a little bit more about this. So I was able to have the classic picture of the lows and the sunrise in the Jeep this morning, so that was really nice. We get to have a sunrise at. Hey, looks like you're one of the first of a couple of people there. And definitely there is a lot of people there. Let's move on just a little bit, Omkar. And so under here was the problem. So this is on an exterior wall. And this is probably the the main reason that this happened. It has happened before and it was probably faulty design work. So we have shut offs outside to stop it so that the sink doesn't the sink doesn't freeze. But that doesn't really help if the pipe leading to the sink also freezes because it's on its outside, essentially. So this is in addition we did after the fact. So I guess in hindsight and thinking about how I would change this for our next home is I would have a off inside so that we could shut the water off inside and then drain it. So we don't have a challenge because any water outside of the home is probably going to freeze in this scenario. So it didn't matter what else we did. So what I was able to do is go underneath and use a tool and cut this off now losers' out of a ton of different things. But the shark bite. Yeah, so that's the tool you use and you go in and shut the water main off. Let's go to the next picture here if you can, and yet you can blow that up. Absolutely. So the next tool here that was super helpful to use is in a tight spot. I did have a hacksaw, but I was I really, really like this pipe cutter, the one right in the middle of the little white one that helps out quite a bit because you're able to just circle around and you get a nice smooth cut all the way around. So you can see that. Then you take that little blue thing down at the bottom and you go around and you clean it like with that pipe cleaner type thing on the one end. So that goes in the middle and then you go around the outside with the key type thing in it. So you stick it in there and then you go ahead and do that. Then the shark bite. Why should buyers do an inspection after storm damage in DFW real estate transactions?

Do you have a pending closing, or contract coming up, if you have a closing that is coming up and whether it's vacant or occupied, you need to check in and make sure that there's not any damage that has occurred at the property. And, you know, just do your due diligence. You're going to want to do a final walkthrough, maybe get in an inspector to come out and do an inspection prior to closing. That would be a really good tip, because when you buy it, you buy everything that. You know, you're buying everything, all the baggage that comes with that house, so I would make sure that if you do have an upcoming closing, that you make sure that you protect your client. -Do you Have a Pending Closing?- Do you Have a Pending Closing? And the few things that I would look at in particular, it would be going around and turning on the hose bibs and ensuring that they work. I might have the seller there. So if you do start a water leak, maybe you bring that shot off key with you so you can shut that off, know where it is, clean it off. It's maybe not the most fun thing to go find once you have a problem. So knowing where it is and knowing how to shut it on and off in loosening it for the first time. So when it's sitting there and it's kind of frozen, it takes like a little bit of effort. So if you do it the first time, you just like, oh, OK, cool. Now it opens and closes and I know how to do it. I have shown you previously how to see if the water is on or off. Remember that if the if it's facing the same way as water, it's on. If it's facing perpendicular then it's off. So it's really easy to tell on any of those balls. But that's the same exact thing with the water. When you go outside, you'll see it'll be running this way and you just simply turn it. So ensure that maybe you know how to do that first and you can find it right. Then you can test some of the things, specifically the hose, bibs, anything exterior and ensure that those are all working and sinks, you know, outdoor kitchens, all of it. -Do you Have a Pending Closing?- So then if you start it right, then you could run back outside and be like, oh, let me turn that off and go in the attic and check the you know, if there's water heaters in the attic, then you need to check those as well. So just take some extra time, do your diligence and protect your client. Another thing that I heard about insurance, you're going to want to find out if any insurance claims have been filed and if they're pending or end up in the air and haven't been closed out prior to closing. So I know that when your buyer goes to get insurance, then it's definitely going to come up on on what they call a clue report. So we're going to be able to find that out. But the earlier you find that out, you know, the less likely you are to experience a delay in closing. So you want to be careful. I did hear an interesting thing yesterday about insurance. So we've heard that insurance is not. Covering all of the all of the claims, so from my understanding, what I heard yesterday is if this if the damage was caused by a storm that has a name. OK, so tornadoes don't typically have a name, but like hurricane, hurricanes have names. They have named this storm winter storm. So because it has a name, it changes your deductible amounts with your with your from your provider. So and it does become covered. And it's just kind of I don't know. It's interesting. Maybe we'll have on an insurance expert once this all kind of flushes out. Electric grids, hmm. So we just found out during this storm, what's it called now? Winter storm, a perfect so we just got totally blasted by it, right, and we had all different types of problems in a lot of people's power went out and I don't know the exact number, but I was totally infuriated. That was I didn't say that word infuriated. Yeah, you did a great job with that. So I was really mad at how the whole thing went down and I was very upset with the power companies and how they turned it off and how they weren't prepared and all that stuff. But I'll move past it, but the question that I'm asking here is, is your property worth more? If the power did not go off to your property for some reason. And it kind of seems like it should be. I actually didn't realize how big the problem is. We weren't watching the news. We kind of disavowed that for a while and decided to be just rainmaker's on their own. Right. And turn off our power station the whole time here in our home in Frisco. And then we went out. We're like, oh, let's go, have a good time. So we went up to the lake and the power was on there, too. It was never a problem. And I had no idea until people started reporting like, hey, do you have power? I'm like, yeah. And you're like, Oh, well, we're out now. And I was like, that's weird because my power didn't go off in Frisco either. And I think we're on the Centennial Grid now. Balers containing it. No, it's not that so. If you what I have been told, if if there's any if you were on the same grid of any emergency service provider, so a fire station, OK, hospital, any emergency service. So the fire department, they've got to got to stay on. OK, then you're probably spared because they can't turn theirs off. Right. So so, you know, I think that's a selling feature and I think we need to dive into it more and find out if possibly there are other businesses. But, you know, that's something that you can talk to with your buyers when they're looking to purchase a home. So if anyone knows how to check those facts, because I don't know where that map I don't know. I think that they probably don't want that. I mean, it kind of it makes sense. But I'm sure a lot of people it feels bad that why are you spared? And I'm not. And, you know. Yeah. So I saw a white sign yesterday, maybe a couple of days ago up at 318 customer for the first time that I was out there. And this was with the land plan that was going to be something on the customer side. And they want to get some approval on some modifications. So let's go ahead and split screen and show off the land plan and see what they are doing here, if we could, Omkar. And so Land Plan is a big development company. They've been around for quite some time and they do really cool projects, in my opinion. They certainly do. Yeah. And it's typically a really nice development. Whatever it is, I, I would agree. What I'll go ahead and do is I'll show off what they're doing here. Well high end. Yeah. Let's go ahead and I'm going to show you some single family residential areas that they do. Chappel Creek, Chamberlin Place, Woodland Farm Estates, Shenandoah, St. Briar Park, Tranquility Farms, Lakewood Village and Prosper. OK, so if I was to click on any one of these, I'm not sure I do know St. Briar Park, so I'm just going to show you what those happen to be. This these are like some examples of kind of what you would see there. That's their gate. That's the area. That's a home. That's another home. That's another home. That's another home. Hey, all right. So we saw those. So that's an example of what you might see between eight hundred and four million dollars. And they have all different types of communities. Right. So maybe Chapel Creek's another example that I believe that's a Frisco one as well. And here you would get to see some examples that are driving at some empty land. There we go. That's a walk path. So this is Custer and 380 where they're at in this document here in particular is showing what they kind of have going in. They are over here working in this kind of area right now. And this is 380 across the bottom and cost are coming up the side. The property that we have is would be off the screen and up to the upper right. And what we're looking at is they have some roads coming in here and some water drainage from overflow from their dam. So this is a water type situation down here. And this is the dam across the back. And then they have this overflow area, but then they have all these creeks that would be in there and then they have trees. So they plan on capturing this and putting in more expensive homes along this area. Avoid a Pool from Freezing - Hey, so how does your pool not freeze? I don't know, it's been cold outside and there's been a lot of things going on and if your power stayed on, then your pool probably did not freeze. And it's most likely due to this park right here. So this is a temperature sensor that can be used. And there's normally two of them on your two of them in your pool. This one here in particular goes on top of the pipe. And this is the thermometer and this goes inside the pipe and measures the temperature of the water as it passes by. And it's held down by a clip on the top. In this inside is what reads your temperature. This on the top, there's going to be a red and a black and these get wired in. So then this goes into the pool equipment, which allows for the temperature to be red. Ok, so I'm going to go over here and chat in a lake there, probably in the description already, but let's show this off freeze. Yeah, well, so that was one of my problems this week. And so as we take a look over here on the screen, what we have is this is the new one that's in here because this one actually froze while I was while I was outside Rose and. Well, no, it froze during. So I had to do some modifications. What happened is it got brittle because the sun in the UV light eventually broke this down and then there was snow on top of it. And I wiped the snow off and it cracked and I had a problem. So I ended up getting the opportunity to replace it. So if I take a look here. Yeah, so this is there's a small hole in here and it's it's not much bigger. It's like, I don't know, pretty small is smaller than your finger, your smallest finger. And this goes right inside and it's held on by this clip. So this is a new one that happens to be there. And then this gets wired all the way back in. This goes inside the pool equipment. And then there's simply too little things here that you'll wire that in. So that's where you wire the red in the black in. Right. You just put those two diodes underneath there and you'll be totally good. And then we have one for the air temperature and one for the water temperature. Ok, and this right here is inside the pool equipment box. So that's where all this gets wired into. If we are to scroll in here just a little bit, what you'll see is a second one of these that is hanging there. I replace that one while I was in there as well. And this right here happens to be the air temperature. So it's kind of out of the way, but it shows off the air temperature for you so you can read exactly what it is, if you like. Redfin, they're purchasing rent path. Yeah, I'm Mike, and this is Shana Acquisto, real estate brokers and co-owners with Acquisto Real Estate. Let's go ahead and talk about this from a high level. And so what we have let's go split screen if we could, and show off this link for us here. Do you think we're going to continue to see these acquisitions and mergers? Yes, to a lot of consolidation. A lot of a lot of shuffling. Yes. And some are horizontal and some are vertical integration. This one here happens to be probably about getting new clients. So what Redfin's done here is they acquired Rentpath. I never previously been to their site or known much about them, but they are a portal for rentals. So what they're trying to do is move all of those rentals to Redfin so that once you rent your place, you're more likely to go ahead and purchase your place from them as well. So that's kind of what they're going for here. Does sound like a very good move on their part. And they're trying to essentially acquire the client for what costarring them to. Does it cost? Yeah, I think co-star tried to buy Patio area last year and it was declined the FTC for a specific reason. They blocked the attempt to acquire that stage. So anyways, this is only a six hundred and eight dollars million acquisition crazy these numbers that they throw around. But this is basically about Redfin getting younger people into their pipeline and more rentals specifically of like kind of apartments so that they believe that once if they rent the apartment first, that they'll most likely to become a home buyer later on. It's probably a really pretty good move. So anyways, I'm understand. Do you have anything else you want to add on that I didn't have a lot to add except I was showing it off and I was kind of discussing the concept and just showing more consolidation and kind of what we do see a lot of changes with with the rental, how the rentals are dealt with with Zillow, so and realtor dot com. Why title company has to confirm wire instructions before they send out funds to Realtors?

All right, title companies might not wire your funds directly anymore. We've seen this sporadically throughout the last year. Yes, some do, some don't, some correct. There's been all types of things. So what we have here is a KDAY. And on this particular KDA, we have one, two, three, four, five, six, seven people who are getting compensated. And that's totally fine with us. What we want our title companies to do for us is to send that wire out or checks out to seven different people according to our dispersement. So that's why we issue a commission disbursement authorization. Then everyone gets paid all at the exact same time and the file balances a lot quicker for them and it also helps us out. So I'm extremely thankful in that particular situation. What we had was a new builder recently that I think is closed on Friday, may be funded on Monday. I'm not sure the reason or rationale where that check where they would only send one check and the check for all of them have to go to the broker. So the broker is always a source of payment. We are saying, no, no, no, we don't need the whole check. Please, Disturbia just like this. Here's our authorization to go ahead and distribute it according to these rules. So in this particular situation, this builder, do you happen to remember their name? I think it was Lennnar, I think I believe. And then the title company in particular. Do you have to remember that they have their own title company? Ok, so, yeah, I don't know whom it was here. So chat in if the seller is Layna, so chat in if you know whom the title company was in particular. So we know this, they have their own. OK, so it's in our title. OK, so now we now we believe now you're having me second guess that. Yeah. Ok. Or whomever is involved on the transaction if you happen to know, please let us know. So this particular file closed on Friday and I don't know why or what happened, but it wasn't funded until Monday or distributed until Monday. Maybe the checks were caught, maybe the wires went on behind the scenes. But then after they didn't really worry about our money until Monday, I'm sure it was the weather. And that bad weather last week. OK, so that's fine, but just know that there could be. Then we get the check and the check was delivered here on Monday via like some overnight system, so we get that on late on Monday and then after that, I have to put this check in the bank so I can pay people. So the process is we'll deposit the check as quickly as we receive it. Then I will have your information in the computer and then we'll send that check out directly to you through our bill payment system. And the reason for that is I've had problems in the past with me physically writing a check and then the computer, not recognizing it and needing a lot of validation. My penmanship is pretty horrible and the computer for some reason can't read it. So when you're going had to try to deposit them, it does become a problem. So we just went with an automated solution where it is typed and you have no challenges whatsoever right now. Yeah. So the check will leave our account as soon as it possibly can, and then it'll go directly to you to the address that you have on file with us. So please ensure that your addresses is updated. This check, when it comes to you, would come in a rather nondescript envelope and it'll take the first time. It takes about a week. And then after that it takes about three business days each time thereafter for it to go directly from our bank, Wells Fargo, directly to you in the mail and then you get it. Driveway Creep - I'm Mike and this is Shana Acquisto. We're both real estate brokers and co-owners with Acquisto Real Estate and we need to talk about crepes, specifically driveway crepes, baby sidewalk crepes, any other type of crepe that could go on within concrete or cement. I don't know why you would use one word. One word that it seems to note you say cement. So what this creep is, is the action of settling in, pulling away from the main structure normally going downhill away from and due to loss of soil, some type of erosion causing a challenge. So, Omkar, let's go ahead. And split screen driveways are not part of your foundation. So they're going to settle a little differently than your actual foundation. So I don't know this company in particular. I just saw that they had some pictures here. So what creep is, is when these items happen to settle and they're going to fall. So you can see underneath here that they are losing some soil here and this will eventually drop down and this soil would need to be replaced. So if we're looking down here, there's all different types of ways to go ahead and complete this. The most common is for them to go ahead and drill in and put a drill in and then majak it and you'll have these holes here and then you'll end up seeing that they get really leveled up. And in move up a little bit, it's cheaper than replacing the whole thing. And you'll have a good result. I mean, people have been happy with it. We've seen several in our neighborhood. When you back out of the driveway at the end where it meets the alley are different. It's starting to to settle there, too. Yes. But just know that you don't have to to rip up your driveway and report, which a lot of people, a lot of contractors will tell you that's the best approach is to, you know, is to replace it. But just know you don't have to. Yeah, and we'll talk a little bit more. I got some people got crazy, might hit the wrong button, guys. Hey, I hit the wrong button. Fire Suppression Systems: Locate, Drain and Turn off System Hey, now it's my friend Shana Acquisto, real estate brokers and co-owners with Acquisto Real Estate. And it is a lovely, lovely day that we have here. Sun is shining, but we need to speak about fire suppression systems, the problems they caused, how we can prevent them in the future, and maybe some things to think about here, like what is it? Why are these here? Ok? Yeah, fire suppression systems. Typically you hear about them in commercial buildings. Yeah. And a lot of times you might see them in town homes. And oh, sorry, apartment buildings, things like that, but if a home is over a certain square footage, a lot of the city codes will require them to be installed. So I think it's around fifty five hundred square feet, six thousand square feet in other cities and above. They require you to install these systems. And the problem with these systems, you know, I think it's great.Yes, they do a great job if they have to be activated. However, if you look at this photo, I think Omkar showing these are all the pipes that are in your ceiling that are running to the various heads, sprinkler heads. And if we look over here, we have the actual system here and this is going up and then it's going around right to each of these different places. They have different colors labeled because they're different lines. So they have several lines going in here. And this is just kind of an issue. Oh, actually, it's the hot and the cold. The blue in the red are the hot and cold. Sorry. And then this one is the fire suppression system that's going throughout the place. So the minimum requirements for size that the cities are requiring for residential construction is when the homes get larger, is when they want these fire suppression systems in place. Or like I said, you see them in like little town homes connected together. We see those a lot. So the problem with these and what we've seen previously this last week is these pipes hold water all the time. They've got to be ready to if they're activated. Can't wait for the water to. You know, to come through, so it's holding water all the time, if it freezes, then that's a problem, right? Because when water freezes, it expands so it can bust the pipe and you can have a major disaster. So. I did there are some other things that some pros and cons with this as well, I was reading yesterday that it was saying most of the malfunctions of these systems are human error and it's like one out of 16 million when it fails. That's not human error. So, you know, the good thing is you need well, what you guys need to know is you need to know enough about this. Lender required inspections before closing. This is because we just had this winter storm, right? There's a bunch of different things going on. Lender Required Inspections So, Shana, to tell us a little bit about this, so a lot of times your insurance company will require, you know, if they know they've got an upcoming closing and they're going to be newly insuring a property, they'll have someone come out and just double check it before they can issue the policy, correct? Well, now we're hearing that lenders are requiring a, you know, an inspection just to make sure that the House is still in good condition before they land on it. So I know HUD came out with with a requirement for anything that's backed by the federal government, but conventional loans as well. I've heard. So lenders are wanting to protect themselves, so they're requiring a third party inspection. This is something you as the buyer would, you know, your buyer would be responsible for, OK, to do. I've heard some lenders are requiring just photos, just you take your own photos and then some are requiring full inspections and they must have that. I've also heard that some are requiring the appraiser to go back out and do the inspection, which can really start to add to your delay time of closing. So I did get an email yesterday, funny enough, from Texas inspect. So they're an inspector that we know. They said that they would come out and do the inspection for one hundred fifty dollars. So if you want a lot of us, we should be telling our clients if we do have an upcoming closing, to always have a reinspect done, especially if if repairs were done prior to closing. You want to make sure that they're done correctly and that they're documented. So Texas, back to on that situation there. Did they have to do the first inspection? No. Ok, so they'll basically do like a storm inspection to ensure that they're just coming back to see if there's anything. Ok, so maybe if you have a listing in your the selling agent. Yeah, right. Maybe it would be a great idea if you don't want to have the property delayed in closing and find out if you have any closing soon and just pay that 150 bucks just to have that piece of mind, send that over to the lender, be like, hey, everything's fine here because, you know, it's something that you want to do with. So closing on time is important to you then maybe go ahead and kind of a bad boy out. Yeah, yeah. But just be, you know, plan for this. New home builders in some are requiring that you sell your current residence or they'll cancel your contract. Tell me more. I heard about this from one particular builder, OK, but I wanted to bring it up because I don't know if this is something with our. You know, supply and demand issue that we're having in our market, that we're going to start seeing this. So this particular builder was Dear Horton and D.R. Horton does have an express division. They also have you know, they do a lot of building throughout our metroplex. So I have heard it was from D.R. Horton. So I don't know the price range if that matters or anything like that, but. Someone who had this was the the situation, so a buyer put a contract to build a D.R. Horton home contingent upon the sale of their primary residence, and they received a letter from D.R. Horton stating that, you know, because of the demand that we're seeing in the area, we are now requiring that the home be sold. And you supply us with the closing statement prior to us being able to close. And if you don't do that within a period of time, then we have the right to terminate your contract. And No. So this had nothing to do with the individual's qualification for the initial loan? No, and that's interesting. So what they're trying to do. Right, because sometimes it comes down to ratios and you can't afford two homes. And I definitely understand that how a person in most cases can qualify for one home simultaneously. So that that makes sense. But requiring the person to sell it when it's already disclosed and known in advance is surely a sign of a super hot market or a fact that they get more of a premium from the loan when they have certain things that are done or they have a higher fall out rate and they're just looking for the best possible ones with the highest close rates for them right now. D.r. Horton, you know, it's pretty well-known that they don't allow investors to come in and purchase homes in their communities. They just don't do that. And I'm sure it's tied into their lending that they can't have a certain percentage of rentals, that it probably comes down to something lending related. But in this particular case, the buyer came back in and had a way to close without selling their home. OK, so they said, no worries, I don't have to sell my home. I'm qualified to purchase without it. And D.R. Horton still said, no, you must sell the home and supply us with that closing statement or you can't close. So I was thinking, you know, I understand about the investment part that they don't want a lot of investors in. And anybody can just say, oh, no, I'm not going to do that and keep their primary residence and say that they're going to keep their investments going to do nails to me, kind of like that, what it is. Well, it did to me, too. And but it's in their contract. So when you're doing not just a D.R. Horton home, but this is just another thing to check if you have a client purchasing a new construction. Ask those questions, especially if it's contingent, say, does it matter if they have to sell it and show you anything or confirm anything or you know, I heard another story yesterday that someone wanted to keep their home as a rental and they were going to truly move into the new home that they were building, but they were going to use their what is now their primary residence as a rental. And that was declined. They were like, no. And it just seems, wow, how can they do that? But you know what? If you sign a legally binding contract and you don't read that fine print, you're bound to it. I mean, it is what it is now. To me, that seems like something that the salesperson should bring up. Winter storm and federal money - Ladies and gentlemen, we did have a winter storm. It is now past, but we still have a lot to deal with. Oh, so FEMA has come in and declared it a I don't exactly know the perfect word to use for it, but natural disaster. We got super lucky here, Swedish, and we're fortunate. Very fortunate. And so maybe I'm not as educated or as versed in this as I possibly should be. Winter storm and federal money And the reason for that is somehow none of our power went out anywhere. And at the properties that we had so we were like oblivious to this. I'm still furious about what happened and why it happened. Right. But we weren't affected. And Governor, we didn't even know, very furious. We didn't even know it was happening when it was happening live. So anyways, but as we look now where you have a link to chat in. So Omkar, maybe we'll throw that link in for you guys and then we'll go split screen and take a look over here at the website that we have to look at. So Omkar is going to drive us through here, but we did have a severe winter storm and it outlines the counties in which in which they existed and then within that. So if you say I've got hail damage from, you know, from a couple of months ago, they'll look and they can tell you there wasn't a hail storm anywhere in our area during that time. So it's kind of tricky that they know when that happen. Mm hmm. Pretty insightful. Yes. Technology is something and they want to reduce the amount of insurance claims and they want to pay out on. Choose contractors wisely - Ladies and gentlemen, choose your contractor extremely wisely, so there's going to be a lot of damage, people are going to be wanting, you know, especially if you had someone that was thinking about listing, thinking about listing in the spring and now they have damage, they're going to be in a panic to get these things done right. But you still want to be very careful because this is where people get burned so bad. We had, you know, an example of a of a client, elderly client in Dallas that had, you know, hail damage, storm damage. And somebody came in and, oh, this guy, the sweetest guy. But this contractor came in. He goes, I need 50 percent up front. He paid him. Nothing happened. So, you know, you need to make sure that you're you're not allowing people to panic, you know, spread this word to choose wisely, to get references, to find out if they're insured. You know, a lot of people will all of a sudden come into the market. We see that with roofing. Right. When you have a hail storm, they're coming from all angles. They chase you down your alley, trying to stroke, trying to get into your home to to get you to commit to them. So, you know, I see that when someone is in a panic or, you know, almost a desperate situation and look, I just have to get this done. I need to sell my home or I just can't live like this. I'm living in a temporary place. That's where things go, go sideways. So, you know, there's a lot of things, a reference you need to make sure that you have a reference of somebody you know, who's doing the work. And honestly, the really good contractors that we've seen, they never ask for anything up front. They're normally like, you know what, let me get started and everything. And then you kind of pay them along the way. But most of them, you know, they might require a deposit. A lot of them are not going to have you pay fifty percent up front. I don't think they might change now that we're in this. You know, in a in this time, I don't know, but, you know, if you have it if you sign a contract with someone, just make sure you read over it and understand what their limitations are and what they're going to do. But just be very, very cautious with this, you know, and take the time. I would rather wait and know that I'm going to get it done correctly and properly and with somebody that's not going to ditch me in the middle of it rather than, you know, just, hey, this guy's free. He's got all the time in the world. Well, maybe there's a reason for that. And so that was a negative experience. Let me talk about and, you know, we can speak about a positive experience. Right. So you had a specific property that's coming up to a nice super luxury property. And it's a huge home, like really, really big. And there was damage there, and all of a sudden we thought it was going to take a ton of time for this all to get repaired, and we thought it was going to be a real problem. Well, the contractor was all over it, right, that he had the proper people there. They stopped the major problem right away. And then they got in and started to repair it. They mitigated the damage. And all of a sudden it's like days later, I mean, and we thought it was going to be 30 to 45 days. And by Friday, they should be almost complete. And there were multiple places within the home that had damage. I don't know, did you say that like I thought I heard somewhere six leaks at least that they had discovered. So those are all going on. And so they fixed at times six pretty much already. We were over there yesterday and it's like, whoa, I thought it was going to take a month and all of a sudden it's a matter of days. So what we're talking about your files and all these different places, you should be claiming them. I'm Mike. This is Sean. We are real estate brokers in Frisco, Texas. And you are probably an agent as well. And we hope you're not an incognito agent, meaning that people can't find you or. Yeah, that's not right. You don't need to be a secret agent. You don't need to be any of those different things. We want people to find you. So where's where's your profile? Are you top of mind? Are you being visible? Are you a resource to have parties? Like what are your things and how do people find you? Google. All right, so it's a good start. Google your name. That's a great idea. Write your name and see what comes up. Look at images. It's amazing if really you were talking about that before, how Mike, you know, in Montana and then all these images came up that you want you want people to be able to find you. How do People Find You ? Yes. So go ahead, type in your name and see how you find yourself in Google. Scroll down, click on all the different links. Right. Like see what's there, see what's relevant, see what's not. See if there's profiles you need to claim. Often there's ones that you should from other places. I found one the other day for you that I claimed I was like, hey, let's claim this profile. I just typed in your name and realtor and then found some stuff like, oh, let's grab that one. And periodically you should go back into, you know, knowing how people search for homes. You know, do they go on third party sites, realtor.com Zillow, go to those sites and see how you show up, because that's going to be important too often. Sometimes your phone number changed, maybe your email changed, like whatever it is, maybe the link to your page change. Oh, yeah. I just think you want to update it. Just go ahead and do that photo, see what you're perceived like online, see what others see regarding you and now potentially find you keep them updated. Yes, ma'am. And then maybe look up some other people and see how they're doing. I have no idea what we should do, but we're real estate brokers and I drove through there and I saw it and I was like, oh, what is this? It's actually another town that had no earthly idea, but it's actually not that far away, you know. So what we're going to do is show off some real estate. Who knows where we're Weston is. Yeah, I think some video chat in about it. Yeah. But yeah. Chat in, if you have been to West and give me a yes or no on West and if you've been there, give me your feelings on it. All right, how big is western U.S. population of Leiston is? I have no idea. It is probably not many. So Weston Texas, I have to pull up one representative property that's that's more than zero. It might I don't know why they're listing is McKinney, but it is Western. So if we take a look here, this is a fairly representative property of what you're going to find in Western and it's just outside McKinney. Maybe it's north. I didn't even know it's Shana. Kidding. Yeah, I think it's on the border of McKinney. And so if we take a look here at this property, it's going to be seven hundred thousand dollars. It's going to be brand new. They're looking at a five thousand square foot home upon completion on a half acre home site that is proposed to be five beds, five and a half baths in to be kind of in second position looking towards the lake. There are some amenities that they have here at this property. They could go ahead and complete for you. Right. Hey, I'm Mike, hey, that's good to know. Nice to meet you. And we're going to talk about public insurance adjusters, most specifically our main man, David Hastings. He's one heck of a man and he's also a really good public insurance adjuster. Nice guy. Very nice. And you want to tell us a little bit about why we would need a public insurance adjuster? Well, there are there is a little confusion on well, my insurance company is sending out an insurance adjuster. That's OK. He is David Hastings is an example of a public insurance adjuster. And it's OK. You can have him come along and he's on your side. The insurance adjuster that your insurance sends out is on the insurance company's side. So when you have David come out, he's going to make sure that everything that should be covered gets covered. And a lot of times, the insurance company's one example that we talk about is when you get your gutters, when you have a hail damage, hail cleaned up and they'll replace your roof, but not your gutters. Right. Or they'll replace your roof and they won't. There's a drip edge that goes along the roof line and sometimes they say, no, we're not gonna cover that. We're only covering the majors. So it's really good to have him. He can save you. A lot of money and get you even more money to do all of the repairs, you don't want to kind of short, you know. Not complete the repair properly, because then when you got to sell, you see that it could be an issue, right? Yeah, ultimately the insurance company. Their job is to make you whole right to get you back to where you were. However, they see it as slightly different than you would potentially see it yourself. And they ultimately are out to make a profit. Right. So they minimize how much they pay out to you, then they're going to be in a better situation. David's on your side. He's going to have a cost associated with them. And as do all public insurance adjusters that represent you, it's going to be very similar to like if you hire an attorney to represent you, except he has experience within the insurance industry to be able to do that. He collects it normally at the end, when everything finalizes, he'll get a percentage of the claim that he collects. Now, normally, that type of claim, you'll have a much larger claim because you do utilize somebody like this and you have a net benefit and you get more money. Breckenridge Real Estate - Hey, so we're in Breckenridge. I'm like, I'm Shana, and it's good to know who you are and that's why we're here. That's why I'm wearing this hat, right. Because they just wanted you to know that I'm in Breckenridge and I have on it. Yeah, it is cold and it seems to get colder all the time. It seems like it's going to get warmer at some point and all of a sudden you realize that your feet are freezing again. So we'll struggle through it. But we did learn a lot about the local real estate. So the topic that we're talking about here is Breckenridge real estate and what's currently going on within that market. And, you know, it's, again, one of those same exact phenomenons that we're seeing in all of these disparate locations, especially where they're kind of vacation destinations, is that people are coming in here and buying this real estate up. And there's virtually no real estate left right. The market is like no available listings. And we're going to show off here, you know, a picture of some of the homes here. So you have an idea. But, you know, you walk down the road and you're able to grab, like one of these magazines and you're able to look at the prices and see what's going on. So that's one of those things that I did. I walked through and I picked this up and I compared with what I saw previously and then that was just. I don't know, maybe not enough information, so we talked to some locals and we talked to the manager of a local Italian restaurant last night and we asked him about it and he said homes are just flying off the market the same as, you know, almost anywhere else. And just prices are going through the roof and it's difficult to find and all those same things are happening here. So but something that we've heard is the local displacement. That's actually the next topic. That's a separate topic. Oh, yes. Breckenridge Real Estate So we're just specifically right now. Sorry, I'm talking about about Brackenridge Real Estate and how the prices are just going up like crazy. And I wanted to underline how these things are happening and kind of why they're happening. It comes back to all the work from home type things and the availability of people to be able to be wherever they want to be. And people have you know, it's a lifestyle I decided definitely was, hey, where do we go on vacation that we love? We can just move there. Yeah. And specifically, you know, this gentleman had put together a search and he says, I want to move and I want to go to a very specific location. And that was how we picked this area out. And there's been tons of people moving here throughout all of covid. And it just continues to be that trend when you have a choice, right. You generally choose to be in a great location. And that, again, is happening. Prices are going up. They can't keep up with things they have that they claim three hundred days a year of sunshine. So that's really impressive. The base elevation here for the ski resort is ninety six hundred feet. So that's pretty high, actually extremely high. And then all the way when you get all the way up to the top, I think the peak, the top left goes up to twelve thousand eight hundred feet. So it goes way up there and people just really like it. They have outdoors, they have tons of skiing, they have tons of stuff right now, summer and all seasons. Here it is. Home affordability - Shana, my wife and she's an amazing real estate broker, and I just happened to be sitting next to her. And what we're doing here is talking about home price affordability and how it's going through the roof and how it's really a problem in a lot of locations. So some of these places where this happens to exist is we're in Breckenridge right now and this is one of those key areas where that same thing is happening, that phenomenon. And what it is, is that, you know, it's a nice place and people with a lot of money want to be here. And what that's doing is causing a problem where the local workforce can't live in the same city, the people that they work and they can't they can't live within the city. And we were talking yesterday with with the manager of the Blue Soss Blue Sauce Italian restaurant is really good, by the way. And he was saying most of the local workers have to drive at least forty five minutes into Breckenridge to work. And you can see if they had a weather issue and they had snow, you know, most likely they're not going to able to get here. So it's that causes a whole other problem, right. Open and stay open as a business if your workers can't get here. So, yeah. So that's a problem that we see, whether it's here, whether it happens to be like Denver had the same problem for quite a while, whether it happens to be San Francisco, these types of things are happening all across the country in different places where the traditional workforce for service industry can get into to live in that same market that they work in here. We heard something. We certainly did. So they're trying to solve this problem in different ways. Texas Opening - Hey, Governor, so I guess the state's open, according to Mr Abbott, we are now open and maybe we as Acquisto Real Estate would take a cautious approach with that. Yes. Just because, you know, we've been looking at social media actually and seeing all of that. Oh, sorry, false alarm. We've been seeing all the different, you know, posts about how people are feeling about this. And, you know, it's kind of what I'm saying is kind of a 50 50. Texas Opening Some people say it's too soon. Some people are super excited. So the way I view it is we're in Texas. We've been given a choice, OK? And we hope that everyone will be responsible and still practice very safe precautions when you're out in public. And that's what we will be doing here. Right. So just because we see this doesn't mean that we let our guard down. It means that we still practice precaution and we have clients to protect and families to protect. So, you know, I'll be I'll be still being very safe and practicing with the mask. Yeah. And I don't know that we're going to be, like, ripping the Band-Aid off, so to speak, and have a huge in-person party or something like that. I'm not sure that would be saying that. Well received. Well, I don't know. I don't want to be commenting either way, but I'd say we'll be cautious at the very least. And we'll start with that. I am thankful that we now have a choice, so to speak. Oh, yeah, I heard it from a spark that would be the highlight of the whole ranch. Trophy House Well, when it's a trophy house, so to speak, and we put quotes around that, sometimes you don't get the full value for exactly what you're trying to do. Right. And when you're selling that and it often has more value to the person who created it or the founder that put that in place rather than the person who is now receiving it in the buyer, they are most likely interested in the larger prize in this situation of the land. And the reason we're bringing that up is not that every day you sell a trophy house or you sell a ranch, but rather that same concept is what we're looking to kind of discount. We know that in residential real estate that the person who built the home and as you know, and put all of their their own personal touches in it is, you know, it's the same thing. So it doesn't necessarily have to be, like you said, a trophy house. But people are very, very sentimental and they they really love their home. So try to think of other things that go with the home that you could focus on that might be more of value to you and what this might come down to a similar understanding for you. So I gave you one analogy and I'm going to go over here and give you the second half of that one. And that might be maybe there's a family heirloom chandelier, OK? And what you would want to do is go ahead and replace that first and take this chandelier out and then put it aside so that you can move it to the next property. And that would be an example of a fixture is attached to a property that you would want to bring with you and you want to remove from that current home in the same way that you're not selling the trophy house with the ranch, you're not selling the family chandelier with a home, OK? Other examples would be maybe some other personal property type things. So if you happen to have something very expensive, you know, like if you owned a huge boat, you might sell the boat with the house. Sure. If that's the case. But it kind of is appealing. So you remove that boat, you would want to have the boat there to show the lifestyle you know very well, very well could be the case and an appraisal and say, hey, this is something that could be included with if and that was one of those things. There might be other collections that an individual might have at the home. So have you ever walked into somebody's home and you're like, wow, that's a serious collection, whether it happens to be like animal heads or trophies in that way, whether it happens to be a knife collection or a gun collection or any one of those things, those are different. They probably have a lot of sentimental value or a lot of value to the person who initially put this collection together. Yeah, for sure. Yeah. So those are different examples of those types of items. OK, so just kind of take that in mind and understand the different values that each person associates with and how you can extract the most. Remember in this case that you are representing the seller in your job is to get them the highest and best value that you possibly can in the best possible terms that they're looking to handle. And sometimes separating the two is better than doing it all together. I'm all about kind of displaying the lifestyle of the property and appealing to people in that way, because, remember, they don't know any history or, you know, any specifics of this home. Helping Buyers in a Challenging Market - Hello, I'm Mike Acquisto. And this is my lovely wife, Shana. Thanks for joining us today. And we are going to be talking about helping buyers in challenging markets specifically right now in March of 2021, when we have way too many buyers and not enough sellers. Yes. I'm hearing from all of you that you're just it's so difficult because you're putting offers all over the place and, you know, you're going in way above and, you know, foregoing every taken on every expense, actually, for the seller and still coming up short. So I think my advice is maybe we need to change the buyer's expectations. OK, so it's easy. Everybody, you know, gets in this flow of going with the trend. You know, I want this new home here, you know, and you've got these, you know, specifics of what you need. But I think that let's not forget some of these things. One is maybe we need to think about homes that aren't as desirable and that doesn't sound too appealing. But what about a home that may need some updates or just may need a little tweaking? You know, I think that we should start looking at those something that's not as desirable, because if you think about it, if you're looking at spending going up 30 to 50 thousand dollars, take that money, put it into a home and do the upgrades yourself. And it's a little you know, it's difficult. Right. And maybe they don't have the time, but how much time are you spending out there, putting in offers and going through this exercise to come up short? It's difficult. Yeah. So I am thinking about this. I was just trying to listen in process what's going on here. So maybe it's not that there's necessarily a shortage in homes, there's a shortage in desirable homes, and there's a big difference between what a property is worth that is fully updated or knew or built at a certain time in a home that's built in another time. I've been waiting for this to happen extremely patiently. I've been waiting for the time to we got far ahead with the price of a brand-new construction with these modern items are. And all of a sudden, what is a pre owned home that is built just before these things changed? So I don't remember the year that these items changed, that this style kind of changed. But there was a trend that the preponderance of homes that were built around here were like a darker Pantone. I don't know if they're more of a transitional model. It's kind of like what happens four minutes before we start the show? We come up with topics. And so that's what we have to do here, Shana, to go ahead and spin the wheel. OK, and how do I do? Real Estate Referral Networks Go ahead, take over something I've heard the last couple of weeks is we have a lot of people moving in. We have a lot of moving out of the area. So remember, you guys, that it's a big country and where people go, you may not be licensed. We've talked about this many times. You may not be licensed in those areas, but you can refer them. You can even travel with them and get a referral fee. That's great, chat in Now, if you know exactly how many Americans are in the country as of today, right. So I need a new population count in the whole country and that's how many people you can service. Ok, so I'm going to tell you about one I had yesterday. I referred someone out to New Jersey. And, you know, we all think it's true that the standard fees aren't just twenty five percent or whatever you want them to be. Who came up with that? That, I don't know, state referral from one agent to another is 25%. I don't know. I'm out on this. So we have an athlete moving to New Jersey going to go a baseball player going to play for the Phillies, and he wants to rent a home short term and then purchase a home. Right. And he wants to get an understanding of where he's going to be and make sure his job he has job security. But we were able to get I talked to this broker and you guys can utilize me. I have a huge network of brokers all over the country that I can tap into. So I talked to this guy and super nice guy, but we were able to work out a thirty five percent referral for the rental and for the purchase. And I'm going to put in there anything that he purchases in the future belongs to us. So if you think about it, the relocation networks, we pay us a pretty steep, hefty fee for anything that's in a in a relocation network. Yes, we do. Why can't we do that if somebody is willing to take a client? You know, there's a lot of brokers out there. And, yes, you want to get the right person, but, you know, don't just sell yourself short. You can last week went to Salt Lake City with one of her clients. Right. And hooked her up with an agent. You don't have to be licensed. How Do You Stop Having Bad Income- Hey, Realtors, have you ever had a bad month, have you ever went back to back with bad months? Well, that's no good. My name's Mike Acquisto. I've had plenty of bad months, but I've had a lot more good than bad ones. And why? Sometimes it's important to understand that real estate's not easy. Sometimes it can be ups. Sometimes there's going to be downs. But hard work and dedication are going to be the items that, I don't know, allow you to persevere over a period of time. So some of those things that we should talk about is what you're doing today. How much you're earning today was really impacted by what you did, I don't know, 30, 60, 90, 120 days ago. So if you were having a bad time or there was stress in your life and there was all those different things going on before and most likely it shows up now, there's also seasonality to real estate. There was many years when we first started that we had like zero paychecks between Thanksgiving and maybe like middle of February, like Valentine's Day. And then we'd have, like, this magical thing that kind of happened where things started to happen again and we started to have closings again. So when you're an independent contractor, it's important that you're prepared for the rainy days. So those things do happen. You happen to earn a good income as an agent. Most do extremely well. And it's nice that you're able to have your income controlled by your efforts and by your successes. So those are important things to me. I always like being compensated when we're successful. How Do You Stop Having Bad Income Right. So what's important to understand, right, is what you did before is going to come out now, but being consistent is super important. That's why we have TNT each Monday through Friday to eight forty five central so that we can stay on the same page and be consistent about things sometimes you might need somebody to talk with. Right. Like somebody who's been through it. Somebody who understands it. The monthly meetings that we have where we have dinner on the third Tuesday of each month at our home is a great time that if you have a question or your spouse has a question, then they can either ask myself or Shana, what is this like? So maybe if you're a female agent and your husband has some questions, then maybe they would ask me and say, like, hey, what are some things that I could do to support my spouse? How can I make it a little bit easier on them? Right. How can I understand what they're going through, what's happening here? So you have an open line of communication directly with me. If there's anything that ever goes on that your spouse might have a question about. Intra agent dinner is coming up. That's a great time to speak with me in person. So I don't know if many of you have known if any of you have noticed that through your Ntreis log in on your dash on your dashboard, you have the option to to log in to this builder's update. Dotcom. Perfect. Let's take just a second home car, share the screen and show you guys what we're looking at and can't possibly check this Lincoln out for you and tell them how they'll be able to get. So this is a free service for you as a natural member to be able to utilize so you can go in through here. And there's a lot of options you can go in through here and set up your profile. We've talked about how important it is to set up profiles in all these different portals, but you can go in here and search for subdivisions and builders and areas. And I found it very helpful. Yes. So we have had our attorney draw this up so ago. And I just want to remind everyone that we need to be utilizing this forum and how important it is. So in the world of of crazy here in our real estate market, we have a lot of people that are coming in. Whether you represent a buyer or seller, people are coming in and buying these homes sight unseen, OK? And if you go through a home and you're videoing the home and face time of your client, it's still a sight unseen. They're seeing it virtually. So let's have Omkar show this off and let's remind it and let's put this link in here. Very good. So we have this document, it is in your zip forms, template documents, and you want to make sure that you're having your buyers sign this. Mm hmm. What this does is when they move in, just picture this. You have somebody and you FaceTime to them and you have been so diligent. You've gone back and you've looked and you've really done a great job for this client. But they move in here. Yes. And they're like, oh. This is not anything like my agent said it was. All right, there's a lot of things that can happen. You're buying a home sight unseen. It's kind of scary. So what this does is it protects us and says you have you've chosen to to look at this home virtually. You have not looked at it in person. And you will hold us harmless if you discover anything that is maybe not satisfactory to you after moving. So it just protects us in the event something happens, somebody may decide they don't want to move here. The agent. Didn't tell me about this, so you can see where this could go and it could be an external factors, such as maybe your buy power lines, there's nuisance or something down the street. So I lost a trailer. You didn't tell me. I can I can possibly you know, I don't buy Biswal. Those are allowed. Whatever it is, somebody comes up with anything. The idea here is to ensure that we are protected correctly and you're protected. So if you do any walkthrough with your client, please make sure that you have them sign this if they don't attend in person. Ok. Very, very important. Must be in the file. Perfect. Good morning, Shana Acquisto, broker of Acquisto Real Estate here with Dr. Blake Bennett, and let me give him a proper introduction. Blake Bennett So he is Dr. Blake Bennett. He is an associate professor at Texas A&M. And you are an extension economist management at the Research and Extension Center. Yes, at Texas A&M and Dallas. I am. We have two Aggies and we talked about that a little bit before we started here, although he went to Texas Tech. That's point they let him teach there. Anyway, I really tried to surprise with that. But anyway, so we want to let you guys know what should you do? We have a lot of clients that are moving here. They want some land. They're having to go outside of the area a little bit just to find properties. So if your client is going to purchase some land, there's some key things that you need to know. And that's what you're going to tell us right now. Yes, absolutely. Well, it all comes down to the central appraisal district, OK? And the appraisal district is the one that puts the value on the land. They don't actually their only job is to value that land. Ok, you can value it at market or you can value it based on the productivity. If it's in agriculture, it's based on the productivity value of that land, not market value. So it can result in significantly lower property taxes. That's what's so sought after. Ok, and this would be, you know, to save them a lot of money on their taxes.Exactly. On their property taxes. But it doesn't just happen just because you have land. No, it does not. No, it does not. Do you? The central appraisal district is looking for six characteristics of that land. OK, number one, it's only the dirt itself, the dirt, the roads, the fences, the ponds, any structure that's built on that property. Absolutely not. That's valued at market. It's only the dirt that they're looking at. Number two, active agriculture has to be taking place. You have to be engaged in agriculture. Ok, but that's not just cows. No, no, absolutely not. It can be cows. It can be horses. You can grow crops. You can get it for bees, wildlife, managing the wildlife is even an option. OK, the next criteria, the principal use of the land has to be agriculture. So a garden outside your house will not qualify. Darn, I know all of that for me because I can't grow anything that wouldn't work out for us. Next thing is, the intensity on your property has to be similar to what it is around the county. So what does that mean. No. Say like the number of number of livestock that you have out there, production of different crops. They're looking for yields that are the same across the county. So if you need 15 cows and you only have two, there's a problem. Yeah. OK. Next thing is, is you have to be in production for five out of the last seven years. And finally, you have to file file a valid application on time. OK, that's it. That's all the central appraisal district has to go back. But that's not an easy process for someone who may have never done this before, right? Exactly right. So you do have sources to help you out, such as Texas life extension. That's what we do. OK, we are there to provide education to the public. We're part of the Texas A&M University system, but we don't teach classes to students. We teach the public. We go out and help the public. That's why I'm sitting here with you. Yeah. Yeah. I'm doing my job right now. You are doing a great job right now. How do you define intensity for ag exemption in Texas real estate?

Roll back Tax - Shana Acquisto real estate broker here with Blake Bennett and we're talking about today's AG Wednesday and we're going to talk right now about how the CAD interprets that intensity. Well said. Interpret Intensity That was really that's the one that catches most people. And I think that the one one thing that I do need to give is as far as a disclaimer, we have an agriculture all around us. We do. Collin County, still more than 50 percent of this county is still in agriculture, believe it or not. Much over 50 percent of Collin County still in agriculture. We do see cornfields all over more than 30 percent of Dallas County is still in agriculture. There's a lot of agricultural land. In fact, if we look at the entire state, seventy five percent of the state of Texas is still in agriculture. Wow. But we have a vast majority of people that own land, that farmland that are older. They're in my age group and we're getting older every single day. Well, you know, we are we are got I got my covid shot yesterday. I qualified, so, you know, I'm getting there. So what that tells me is that in the next 10 years, we're probably going to see a massive turnover in land ownership across the state. So real estate agents need to be ready and they need to know how you handle these real estate deals with agriculture. Yes, because the industry that I work in is changing. That's why I'm here. Wow, that's crazy. I didn't realize that it is. And, you know, if somebody comes in and buys the land and they don't carry on the current production or keep that exemption, then the taxes are going to go exactly right. The taxes can go through the roof. Plus, you're looking at paying a roll back tax. If you stop agricultural production altogether, you will face having to pay a roll back tax. That's the difference in the last three years and what you have been paying in property taxes, which is much lower. And what you would have paid at market value plus five percent interest per year every five years. My goodness, it's so so the intensity rolling it back to intensity, I think I ran down a rabbit trail here and say something else, but you bring it back to intensity. That's what the one that catches most people. The intensity on your property has to be similar to what we see in the rest of the county. OK, that's why each individual central appraisal district can interpret it their own way in each do so. If you're in Denton County, Texas, do not consult the Collin County Central Appraisal District, asking them questions totally different, even though those counties are right next to each other. Yeah, so they are looking for what do we normally see in this county? And maybe that's the number of head of livestock that are out there. How many are out there? Maybe that is what are we looking at yield wise? How many trees should be planted on this property in order to qualify? That's the key, is the intensity. Ok, yeah. Wow. And there's no one size fits all for the state of Texas as there shouldn't be. Yeah. I mean, after all, if there was a one size fits all, everything would be the same in El Paso as it is in Dallas or Nailer or as in Corpus Christi. Roll back Tax - I mean, I think, OK, we're going to throw this rollback tax in as a as another topic and talk about it, you know, on its own. So Shana Acquisto broker real estate. Here are some problems that could be faced. I've gained knowledge from the real estate industry, not just from agents. My wife happens to be a title, yet manages a title company. And so, you know, I've gained this knowledge and pool in this information. And so I feel like at times my head's about to explode. Yeah, I can it with everything that we could talk about. But you. Absolutely. You you mentioned the back. Yes. Is let's talk about the help that that can be. And if you, if, if, if land is valued at agriculture with the central appraisal district and agriculture stops, then you've you've changed the use. And at that point a rollback tax is charged again. It's the difference between what you were paying, which is much lower property taxes and what you would have paid if you were paying property taxes based on market value. They Lose How Much Per House? - Hey, I'm Mike Acquisto, and this is my beautiful wife Shana Acquisto of a luxury real estate broker. I'm just a guy with a chain and I happen to be on in a hat. I don't know. I'm just here. They lose how much money per house. Inman says it's a lot. Let's take a look at the producer. So let's split the screen and show off with him and has to say so. There was an article put together on an annual reference that will chat in the link for you so you guys can see. And as we scroll down, we are going to see that there's a few things here that are really relevant. Let's take it. Let's stop right there. Oh, my gosh. Loss per home. OK, this is incredible. I saw this and I was like, we totally have to share this. What would you do if you operated your business like this? Does this even make sense? Right. Like I've heard of a loss leader I've heard of, like building it for later. I've heard of, like, losing money, making it up in volume by losing more. And that's exactly what's going on here. This is one of the crazier things we see the operating loss per home that they purchase. OK, and I think this is ultimately long term going to pay off in some way, shape or form for these people. But I don't know. But to lose look at these numbers. There's a line in here of one hundred thousand dollars per home, huh? How long could you as a business do that? Right. That you could lose one hundred thousand dollars per home in best case. Right. Best case of any one of these because they stop doing it is they're losing like, I don't know, ten thousand dollars per home. That's a crazy number. A business can't operate like that. It's just completely right, complete. I don't know if you guys have noticed, but I saw a couple of articles at Zillow is kind of like revamping their entire program, and I expect to see more of that from them and Zillow. I do think Zillow is amazing. I think they're gaining market share. The things are doing strategically are super impressive. And if you're losing that much money, where are you going to do. Yeah, like, how does that work? You need to make a lot of money somewhere else. That's a lot. A lot of money home sold. What we saw last year and we talked about this earlier in a past episode, you can go back and look at some past episodes and fact check me here. But how many homes less were transacted this year? Right. Through the entire program, is that what you're saying? Yeah, there are so many less homes sold or purchased through the Ibarra program last year. There's uncertainty and they didn't know what to do. But look, I mean, they were at five thousand and then they dropped down to a thousand homes. Well, plus one over here. People can take can do the forbearance program and take advantage of programs and felt like they could hang out of the house and wouldn't have to sell it. I mean, I just look at these loss per home. Basics of Putting in a Vineyard - I'm Mike, this is Shana, we're real estate brokers, we do this part time about three hours a week and not really what we don't do real estate part time. Yeah, I do. And knowing that I was being facetious. No, we were full time real estate brokers. We do care about the industry. We've been doing it for like so long. And if you're watching, you do know that the basics of putting in a vineyard. Basics of Putting in a Vineyard Let's discuss that, let's do we head out, Blake, actually, Professor Blake to me, and he was an amazing guy, so he's a nice guy. Yeah. With his money. Yeah. He has a Ph.D.. Yeah, that's pretty cool. And he told us all about putting in a vineyard. So we heard a couple of numbers. So let's go over some things. Cost, time, space, location, necessary, possible ag exemptions and what you could do there. So we were talking about, what, three acres like how many acres we were talking about yesterday. So each lot that when we were breaking this down, it was like three acres for a lot. Sure. But yes, we were talking about we just threw this out there at the Lucas property. Yes, right. And he was saying it was anywhere from ten to twelve thousand to bring in enough plants and trellises and root stock root stock to get that kind of up and going. Yes. So ten to twelve thousand dollars the first time to actually plant it. And the rootstock, he said, would be a hardy root stock. It would be grafted over something else. He said some terms that maybe I missed a little bit of, but essentially it was going to be good vine stock for here for here, like super acceptable and about as good as you can get. Certain ones won't grow here. Certain ones have past certain. There's all different types of issues, right. Yeah. So it was reds cap cabernet sauvignon. Yeah. Yeah. So just certain ones weren't, weren't available but 10 to 12 grand for putting that in the first time. Then you needed to make sure that you irrigated it and it would be drip line irrigated. That cost did not include the cost of putting in a well if you needed a well moving water source that would be separate because each property's a little bit different. But that included the person and the root stock and all of that to put it in. Yeah. And yeah, it takes about four years, right, to get these to get these going. There was something I was going to say to that. So he had an operating expense of a loss for the first four years of twenty five hundred dollars per acre for supplies. Twenty three hundred to three thousand, a little bit of a range, but it depends. And oh, this is what I was going to say. I what we learned yesterday is the irrigation, right. Depending on the irrigation and how much water these these vines get, determine the the taste of the grapes and how much sugar that you you have to add. So, yeah, that has to do with the vintage year. That's it. We'll discuss that in just a second. Let me finish up the cost associated with maintaining it for the first four years. The crop is not really worth anything and it's pretty much like all waste and the vines have to grow and whatever. So as it goes through, he was saying that we're going to lose, we're going to need to put in pesticides or like all different types of things for this to make sure that everything works fine. He doesn't want you to have, like, pests come in that destroy the crop and total twenty five hundred dollars per year per acre for the expense of the treatments plus the person. But you probably have a person around or might be you specifically doing this yourself. So factor in that you're going to lose ten grand total before those four years and it's going to take land space time. Ag exemption Basics of bees, are you a rancher or a farmer or a beekeeper are bees animals? There's a lot of questions here. Ladies and gentlemen, I'm Mike and this is my amazing wife, Shana. We are here to tell you a little bit of information that we gained yesterday from Blake. He told us a lot of information. I personally retained about one percent of it and hopefully will be able to impart some of that wisdom upon you right now. So let's talk about costs associated with it. Time, space, location benefits. All right. So here's some of the things that I learned in no particular order, cost associated with bees is you don't necessarily have to do it yourself. Now, you can lease the bees, you can lease your land for the bees. So if I start the lowest common denominator, which would be super nice, is you can have a lease agreement with a beekeeper bee person, somebody else, not you that knows what they're doing with bees. They would bring it onto your property and you would lease them your land and the rights to use that just for bees with restrictions on where y entrance access, all those types of things, where they put it, you know, how they service it, whatever that is, to ensure that you do qualify for this deduction now. So that's the easiest way is to simply have a lease agreement with somebody else. Then you could have any type of term. You can negotiate so you can negotiate who gets the honey right, who pays for certain things and what the costs are associated with it. Are you paying the beekeeper to actually do this on your property so you qualify? There's all types of arrangements you can have, but that seems to me to be the lowest barrier of entry to get into and the smallest hurdle to cross. Then after that, you can go ahead and acquire the boxes and the high. There's words in here that I don't know. So I'm going to I'm going to kind of vote for them a little bit. But there's like boxes and there's grids that go in it. And then there's the actual bees that go inside there. Then there's supplies for use. That beekeeper, if you want to do that, they're actually not as expensive as you kind of think. I was starting to go through the numbers and I don't know, the boxes are one hundred dollars ish for a box with all the stuff inside it. Like all these different things, there's a top, there's a bottom. They whether there's all types of stuff that goes on, they have a certain lifespan. Think of them lasting for a decade and one hundred dollars for ten dollars a year for the box. You know, for a basic property, you probably have to have seven of them for five to ten acres. So you kind of get by with that. So now we need seven hundred dollars for boxes, whatever that is, to be outside those wooden boxes that to be up off the ground just a little bit. So some structure to put there. And we have to bring the bees in these depending on the quality. So there's all different types of bees. I heard there's like a fat man bee that does pretty well. There's bees from Italy that are super hardy and then there is other bees that were mild. So they didn't sting an attack. But it has to do with how they're raised, how they be cross-bred. There's a ton of different items here right now. So there's a bunch of going along with that. Depending on the quality and the stock of the bees, they're either two hundred to maybe two hundred and fifty dollars per box for the bees. So that comes to the queen and all types of stuff. Like they put it in there and then you start you off you go. All right, so now we other world. So now we have some money invested in bees. The bees you shouldn't need to repopulate unless you have a challenge. Right. And everything doesn't kind of go right for you. Friday at Noon with Mike - I'm Mike and this is Shana, and we do have a Friday event, again, super excited this is a busy week. So it is we're going to start from the end of the week and work our way back up. OK, so Friday it's. What is ALHS - Ok, OK, first topic is you have allergies, too. I got it two weeks ago. Oh my God. Yeah, I don't think it goes away but it does. Once you got it, you're not getting rid of it. So what is it? What is ALHS ? A credit luxury home specialist. So it's a designation. It's a class that I was able to take and it was great. It's it was a Zoom class, like everything is right now, but it was a small number of students. So I left it because, yes, we went into the material. But you also had a really high level of agent in the class. And so there was a lot of brainstorming and idea sharing. So that was really beneficial as well. Yes, that's awesome. So I actually got that designation. I don't know how many years ago. A long time ago. It's something you have to keep up. And but I think there's a lot of beneficial information that you learn. And, you know, tapping into the luxury market is a different level. And you have you have a different you just have a whole different type of buyer seller. Yes. So it's really good to know. And I think one of the things is there is not a more difficult client at all. They're a great client to work with and a lot of fun to work with. And of course, we all love homes. And wouldn't we love to just be selling the luxury homes because they're beautiful and fun to see? So the definition of a luxury home, according to this course, is something that is double the price point of the average home in your market. So to get the designation, not only do you have to take the class, but you have to sell at least two homes that are double the value. So in Collin County, our average home prices, three seventy five. So you're looking at homes that are 750 and above that would be considered a luxury home here. So sometimes people go over seven fifty to just to get a home. So I know it doesn't seem like that's sort of like that's the last one. But it is. You know, we're looking at all of Collin County. So so tell us how you get this designation. Like, what did you have to go through to be able to achieve this? So, again, it's closing those two types of sales and then it's the two day course and then, of course, the test at the end of it. But yeah. And then maintaining it. Yes, yeah. You have to maintain it. You have to pay. I think the first year the course covers your dues for the first year and then after that I think it's one hundred dollars per year to maintain the designation. But you do get a lot of resources with that, like you belong to there. I mean, you have a log in to the website and you have a lot of really good luxury resources, so I highly recommend it. Yeah, I think it's great. And as we're all wanting to and we're doing it, I mean, everyone is doing a great job of you know, we're just seeing our price points increase. Who are Luxury Buyers - All right, we're going to just go dive in to our second topic. I'm Shana Acquisto, broker of Acquisto Real Estate. And this is Hannah Ewing, a top luxury. And we are picking her brain on a case which is a accredited luxury home specialist. That's right. Right. So what we're going to talk about right now are who are these luxury buyers? Ok, so according to the designation, the luxury buyer is somebody who has over a million dollars in net worth. OK, and that doesn't include their home or home furnishings, but a million dollars in the bank. And who are they? What are they shopping for? So they kind of break it into two categories. There's the over 50 and the other 50. So usually the people over 50 are looking for neighborhood amenities like a golf course, gated community, and something under five thousand square feet. And then the under 50 crowd, they're usually looking for the great schools location to work and all the latest and greatest. They're very early adopters. And you'll see in a lot of these luxury homes the trends, the trends that we'll see spilling over to the regular market in the next several years. But they're definitely going to be the first to have the crushed icemaker or the office that's hidden. You'll walk in and you'll see the home office. Well, that's just for show. Behind the doors is where they keep all the clutter. And so the stuff that they're going to have in their homes will at some point spill over to the regular market. But these homes are typically seventy five hundred and square feet and above, again, gated, you know. I would expect what you would expect I mean, anybody in Texas wants a pool, but that's one of the things that a luxury buyer is not going to buy a house without a pool. That's just something that has to be included. So I think I'm a luxury buyer. I know. I want to be. I just need there's a key that I don't have. I need the finer things. Uh huh. Well, that's awesome. Ok, and these buyers, I mean, we feel and you probably feel we're seeing a lot of these buyers relocate here from other parts of the country, California, New York, East Coast, West Coast. So there's a lot of luxury buyers moving to this area. And again, goes back to just. You know, educating yourself and understanding these trends so you can tap in to that, you having a financial background. This probably is really good for you to be able to connect the two. What Are they Looking for in an Agent - Ok, OK, we're back, Shana Acquisto, Broker Acquisto Real Estate Hannah Ewing top realtor in Collin County discussing luxury homebuyers. What Are they Looking for in an Agent Actually, what we're looking for now is what type of agent are they looking for, these top luxury buyers and sellers, what do they look for in an agent? So they're obviously going to look for somebody who has a lot of experience and a lot of professionalism. You have to bring more to the table when you meet with them than just a black and white print out of an MLS sheet. So they want high end marketing materials. But what I found most interesting is something that we were talking about earlier is a concept called thin slicing. And I think we all do it. We all know we do it. But I had never heard the term before this. I haven't either. So it's when you make a very quick decision upon meeting somebody and it's actually very accurate. So in the first seven seconds, you form an opinion on somebody's personality based on fifty five percent of it is visual. So making eye contact, do they smile? Are they dress professionally? You're going to form an opinion based on what you see within the first seven seconds. So the biggest part of that is visual and then voice quality is thirty eight percent. So voice quality. Yeah. Oh no. Well so yourself on the video tone, inflection, the volume. So it's funny because you know, you've done it, you've met somebody and almost immediately you're like, I really like that person and you can't tell why you liked them immediately. But there's an immediate connection. And then there's also something where you meet you're like, that guy was creepy. Why? It's some of these things. So when you're meeting with people for the first time, are you making eye contact or you don't want to? You know, the body language is everything. The body language is everything. And just being very confident, then they're going to immediately trust you. And then seven percent is your content. So, you know, you come in with this great presentation, but they're not even listening. If you have it, if you're not dressed appropriately, they're not going to listen to your content. Right. Yeah. And the voice part of it. So I'm such a driver. And if I go to buy a car and somebody greets me and they talk so slow, I'm like, I'm done, I'm out. I don't have patience. So that's super important to you. So, yeah, they're looking for somebody who now they're also looking for they're most likely going to hire somebody based on a referral and somebody that has competency. And so one way that you can show that you're competent if you weren't referred, is by having the list. I keep a list of client recommendations on a flyer so that I can show that to him right when I meet with them. That's a great idea. What previous clients have said, you know, especially if you're not referred, at least it shows that other people have trusted you and thought you did a great job. I wonder if we should almost have like a resume, right? Yes. So what they suggested in this class for for a luxury presentation, which I thought was a fabulous idea, was a a brochure, a listing brochure. So something that I know we can with a folder and have different fliers in it. But if you had your own little booklet made up and it kind of hit the points of what we're going to do for the listing, here's my recommendations here. Marketing Ideas - Hi, I'm Shana Acquisto, from Acquisto Real Estate. This is Hannah Ewing, a realtor in Collin County here, talking about the luxury market. And we're going to talk about right now some marketing ideas that you picked up from some other agents in your class. Hannah just recently took this ALHS asset class to get her designation for luxury homes. And we're interested to hear about some of these cool marketing ideas. So, yeah, one of my favorite parts about the class was it was definitely a limited class size. Sometimes you have sometimes you're in a Zoom class and it feels almost the same as my kids Zoom class and everyone's just can't mute their microphone in their talk. It's so random. And the luxury class, it was definitely a higher level of agent and they brought some really great ideas to the table. So I felt like most of the time I was jotting down everything they had to say. And so one of the key things that I heard repeatedly was making sure that you are in some way reaching out nine to 12 times a year to your clients or your prospects so that you are always top of mind. So in some way, you guys and I know we talk about, you know, even just getting on to social media and commenting, you know, that's a way to reach out. See, they do that because every morning and you do that right, for TNT, you guys are logging on those five minutes and reaching out. And sometimes it is a handwritten card is huge, especially for the luxury buyer. And so some fun ideas that I thought they had that weren't really expensive. But just a quick way to reach out was OK tomorrow, St. Patrick's Day. So if you have a little green flyer and you attach a lottery card, so, OK, you've spent a dollar, but you write a cute little note saying, hey, I was really lucky to have met you or something that ties into St. Patrick's Day and Luck or hey, don't leave your real estate needs to luck, you know, contact, you know, an agent. So that's just a quick touch. And now somebody mentioned at the Fourth of July, she always gets sweet baby Ray's barbecue sauce and delivers it with a note. Spicing up your Fourth of July. I'm thinking about you. They are cute. And one that I loved, which I thought tied in well to our merch store because we talked about our two bags. So and some of the agents, you know, we always do a pretty close walkthrough with our buyers. And so they're bringing a branded tote to the walk through. And in that tote bag would have everything you would need for the day that you move the next day or the next few days. So what do you need when you're moving? Maybe some bottled water is a tape measure, maybe a bar. I don't know. But you have Clorox, right? I mean, absolutely. Somebody said toilet paper and paper plates, you know, because you don't have your dishes yet. And so some things that they're going to need for moving day all packaged in your branded tote and you hand them that during the walk through, which I thought was a great idea. That is a great idea. I love that. And, you know, we talked before about the potpies, so that's another way. And they will deliver them for you. So I think it's good to have personal interaction. But, you know, as we get busy, that's also another avenue to just have those set up because they have cute little depending on the holidays. You can send them out however often that you would like, but then that just goes out for you. So it is really important to keep in touch. I mean, I think this week alone we had to past clients that, you know, one of them was in twenty thirteen she bought and she came back and ready to move again. Realtor Trade Mark Usage - Hey there, Mike Acquisto, real estate broker and co-owner of Acquisto Real Estate, and there's a correct way to use a realtor brand. Let's go ahead and split the screen and we're going to show it off and chat in the link to you and show you what to do, what not to do in the correct standards in which you're supposed to do it. That would be a great place to start. So I was told that you should say it in the way that you climbed over barbed wire and your jeans got real tour. So maybe that's how you would say it. So that's the correct way to say it. So I've been told that your jeans were real tour and now you know how to pronounce it because it's not real. It's not any one of those things. It's real tour. And as we scroll down, we're going to see all these different things that we can do. This a long document, and it's actually forty two pages long. Agent Branding- Hey there, Mike Acquisto, real estate broker, co owner of Acquisto Real Estate. Let's talk about your branding as an agent. OK, so we just talked about the real brand and how to utilize that brand. But I'm talking about your personal brand and what you should kind of be doing. There's a lot of things that you shouldn't be doing, and one of those would be changing it frequently. Pick it, set it, forget it. It's going to be totally fine. Just make it clean, make it simple, make it easy. Once you said at one time, touch it in a couple of years. Right. You're going to want to look at those things at different times of the year. So the best times of the year to look at that is probably going to be when it's a little bit slower and that's going to be in the real estate off season. So maybe that's around Christmas time. Maybe it's around the first of the year when you would look at that. So now is production time. So during production time, it's great to roll with what you have. You can analyze that every off season if you want to. But during the productive real estate season, there are other things to be doing than worrying about your branding. So what I would do is just set it and forget it. That's probably the most important thing that goes along with it. But actually utilize it, put it in everything you do and identify yourself as that and what you what you're trying to accomplish. So that would kind of be the best way to use your branding right now and realize that at different times you don't need to work on it. So if you're currently working on it, just finish it. Passing the Praise - Mike Acquisto and my lovely wife, Shana Acquisto, luxury real estate broker with Acquisto Real Estate, and we need to talk about passing the phrase this, a concept that we have internally. And I'll just explain it briefly, but then I want to explain how we should also be doing that on social media. So let's first start with exactly what it is. Passing the race is a concept that we don't know if we turn that here or if it was just kind of a concept we that evolved. Right, just because of how things are. But essentially it starts when we have a brand new client that comes in and it comes in through the friendship division. When we speak with that person, we establish this report and then would say something when we're setting up an appointment, like you are really going to enjoy working with Shana because she is so experienced. She knows what she's doing. She's kind, she's sweet. She listens. Right. And she exemplifies everything that a great agent is. And that would be an example of like passing the praise forward. You're really going to enjoy that so that when the client goes out and meets her for the first time, they're going to feel really good. It's kind of like, you know, kind of set the precedent of your expectation. Exactly. And that's how we really feel. You know, I was talking to Nilsa yesterday about this, how everyone just kind of, you know, it's sometimes it's it's difficult out there in the real estate world. And to be able to pump each other up and praise each other and support each other is really a big deal. It helps you mentally. It really does. So then just because the praise was passed from the start to the agent, then it's the agent's responsibility to pick it up from there and give example of kind of went when you meet with the client, something that you would say, Qiana, that I'm so thankful for Katy, who set this appointment up. And, you know, she that's her primary job, is to sit there and communicate with all of these different clients and just, you know, she does such an amazing job at that. So people understand that's an important part of our, you know, of our existence and why we're at that, you know, at that meeting. So it's just a lot of people don't know what goes on behind the scenes. So just to bring awareness to that and give some praise, there is great I always thank you that I'm able to work with you every day. And you know, you push me to do things that maybe I'm not super comfortable with, but yeah, it's great. OK, so here's, you know, full circle. You keep it moving around and it's kind of like a verbal hug because that feels much better than the exact opposite. Right. So if I was setting up the appointment and I happened to be doing that and I was like, oh, you're so lucky that you're on the phone with me, you know a lot about real estate and I'm so thankful to be showing I can get out of my house. Yeah. Just whatever those things are, it seems way better when you talk about somebody else and say something nice. You've been speaking about yourself. It seems boastful in that other regard, and it's much better to talk about somebody else. Yeah. So Sean is a great target. You can always talk about her and she has just so many skills. Right. And she's such a great person. It's why we all like working here. So it's important that we pass that praise and it just gives him that hug. It makes him feel better. And they hear so many positive things throughout the experience and it sets a precedent. So No. One, they want to work with us. And number two, they leave us a great review and then we get referrals and repeat clients. And when someone feels like you have such a tight knit group of people and everybody's working together, I think that makes a client feel super confident in our abilities. Create an Awesome Floor Plan - I'm Michael Acquisto, joined by luxury real estate broker Shana Acquisto, I just say the word Luxury and it just rolls off my tongue. I like Luxury. Yeah, very good. Doesn't as do I. It's been great. You've worked a lot of years and then you finally get to that point where you get to sell a lot of premium properties. So congratulations to you. And all that hard work does pay off Omkar. Let's go ahead and split the screen and show what is possible with a floor plan. So here we are taking a look at box brownie and box brownie for an additional charge. Does have some floor plans that we can utilize that are a bit different. So what we utilize is I do feel it's extremely important to make sure that we produce a floor plan for each property that comes standard with our normal typical package. But what I want to do is go ahead and show off what some additional floor plans that could be completed look like in this scenario. So these don't have measurements in them that it's not as exact, but it's kind of a rough thing. But if you turn that into them, a floor plan to start with kind of like the matador, then you can get it upgraded to one of these cars in a garage. Yeah. Actually fit in there. Really? Yeah, I know they don't have clutter everywhere. There's all these different items. Right. So these are examples of just tons of different floor plans that you could have is going to have their turnaround time. It's going to show the property in a different way and you're going to have, you know, just different options. So I'm not sure which one would represent your property in the best possible way. But if you, as a listing agent, feel that this is something good that you'd like to do for your property, then you can absolutely do that. I love that. Yeah, I think a lot of people are visual. Right. And they want to see a floor plan. But for me, it's hard to kind of imagine my furniture and and things in there. So when you do something like that, it just kind of brings it to life. I like that. Yeah. I feel it does as well. So maybe we'll try one of these out at some point if we have a a nicer list and that we could do that with. Right. So if this is something that you're that you'd consider here, then we'll go ahead and try to utilize that for you. Yeah, we already have the basics behind it. That's amazing. Right. And then the rest. Yeah. And then they ended up with this. They probably called them and we're like, hey, what did you what was this. Oh, my dad used to be and you know, he was an appraiser and he would have to draw out floor plans and my sister would tie them up and put them together for him and he would turn them in like that. And she'd just be like banging her head against the wall. If it does happen from time to time, I can imagine. But it's much better to have a good looking. Yeah. Floor plan and sight plan than than not. Right. So when I saw this, I was like, wow, that's let's just share that out there. Cool. And see what it could become. So anyway, pretty detailed in some of these. Yeah. And the fees are twenty eight dollars. That's a lot of work for twenty eight bucks. So we're going to have something similar to the one on the left from Mattapoisett. Yeah. And it's going to be very detailed. Right. And then over on the right we're going to be able to produce something like that. So where to go box for. I don't know. It's it's kind of a decent, decent situation. I don't have exactly what our process would be or kind of how that could work. Land in Lucas - Who's excited, ladies and gentlemen, I'm like this, my lovely wife, Shana, luxury real estate broker, and we have something to show off here. Producer Omkar did a great job putting together a land video. I looked at this and I was like, wow, this is interesting. We should show it off. So, Omkar, if you could split the screen up, pull it up for us and put it there and we can turn the volume up. So crank up your volume. Ladies and gentlemen. And we can look at this. Land in Lucas So this is a video highlighting lands in Lucas' and a potential just expanding on your house a little bit and adding in some of the land and and showing how pretty it is and showing what's possible. So we had Frisco three d come out and do all the drone flyovers and then utilize diLusso marketing and Omkar Producer O to go ahead and put this video together and great it. Shana picked out the music, I believe, if I'm not mistaken, did a great job of picking that out. And overall we have an amazing product. So ladies and gentlemen, turn up your speakers and let's enjoy ourselves. Omkar, take us away. It let me I just felt great because picture over. I thought we were going to show. Yeah. Yes. Kim Rising Star - Hey, Mike and Shana Acquisto, brokers of Acquisto Real Estate, and I want to know if you guys remember this was a really special moment in our career where we were able to be featured on the cover of real producers. You guys remember that? We do. There was a lot of fun and it was an honor. And it just like it was like, wow, very, very exciting for us. So we received a call that somebody had been this real producers had been kind of following one of our agents. And we were like, whoa, that's pretty cool. And then they wanted to feature her. So they talked to us about her and we gave them information and kind of kind of her story. And then they wanted to feature her as a rising star. Just don't forget here or that has been 19, 20 years old. I got a lot of work to get to work here. So anyway, we've been keeping this a secret for a while, but today we are able to share this exciting news. So they want to feature a rising star. And we got the magazine yesterday and guess who it is? Oh, oh, my boys are there, two of her now while she's in a mirror, so this is Kim Kim Miller. You guys all know Kim Kim is also a previous fanhouse. Actually, Michael's first. She was second she was second badass ever a real estate. And they did this. Awesome. It's an honor to talk about her. The photos were really good. So this guy did a very good job with her photos. She had to take these photos several times, but it ended up amazing. And then, you know, they've got a really a lot of information like the Chadwicks in here. Yes. It's sort of like what else is in there? Oh, very good. We had a lot of fun. We got to go and. Oddly enough, Kim did not call me up to be in the photo shoot. Now, just what I know, Kim first. Yeah, you definitely knew Kim first. Yes. So, Kim. So congratulations. So you guys need to give Kim a huge shout out for that. That's a big deal. You know, you always talk about it's what you're doing when nobody's looking right. And that is this totally true. So she just kept doing her doing her thing. And you get noticed, you guys. So we are super thankful that we have each and every one of you. And we're very proud of Kim because she really busted her butt with two jobs full time, demanding jobs at the same time and was able to accomplish something great. So, well, she had a goal in mind and she earned it. She did. Right. She's just like anything in life. You have to kind of earn it. And she wanted to be a full time real estate agent and she went out and earned it. Yeah. And she worked through all the challenges she had with having two jobs and commuting. And it was really impressive. Yeah. It was so super proud. We have this magazine out here today and we look forward to nobody can take it. One of them you can get your own. I do want you to sign it.
