Well kept neighborhood, modern clubhouse with all amenities. Large clean pool, recreation area very well maintained. Secure entrance with a night time security guard doing nightly rounds. HOA is active. No on street parking, ample guest parking is available. Homes are newer, modern modulars. ADA compliant, wheelchair access is abundant throughout partly due to its recent 55 & older status. Overall it is one of Sacramento's best kept neighborhoods. Safe, secure and very well maintained. Update the clubhouse pool is opened for the summer heat.

I’ve been living in the park now for two years and I love it!! Great place to raise your children. Family oriented and quiet. They also do a lot of fun things for their residents. We have a tenet who unfortunately likes stir up problems within the community, but other than that everything is great. Management does a great job with handling issues very professionally!

This mobile home community is a nice and safe place to live. My uncles live here for few years already. People are nice and very friendly. The houses are well mantein and the manager make sure of this! I heared the actual manager and some owners are not too nice between themselves and to others, i think they need to be more kind and respecfull with all the community. I was looking to buy a mobile home and went to visit few community parks but all i visited were very dirty and very old. I am defenitely buying one at the capital states community and be near tp my uncles.

You are only paying to rent the land and for garbage if you already own your home. Utility is covered separately with SMUD. In total, your monthly bill should be a lot less than $1000 a month. Maybe in the 800 range.
I actually live here and im im the mid $700's. Well worthy of the club house, the pool, the spa, tennis courts, car wash, you get the idea.

All mobile homes are double wide, which means they all have two or more bedrooms.

Most available are for sale. Try calling the office to see if any are for rent.
If it's the place I am thinking no. But there are many people 55 and older in the community.
