The length of time it takes to find the right home depends on two main factors: 1) market conditions like inventory and demand 2) clarity of what a buyer is looking for. Transitions like moving into a new home rarely happen in a vacuum, so there are almost always other factors impacting the process. The most important piece is to have a solid relationship with your Realtor, so start with that. Once you've identified a home and have an accepted offer, our Chicago real estate average time to close is approximately 45-60 days though we do also see 30 days or less on occassion.
My office and home are in Lincoln Park, and I have been helping home buyers and sellers in Lincoln Park and the surrounding neighborhoods since 1995. People tend to move from one neighborhood to another, and in from the suburbs and out to the suburbs. I am also licensed in Wisconsin and work in the Lake Geneva area, as I lived there growing up and continue to enjoy it today!
The best time to look for a home is when you need one. It's always best to start with understanding the costs of buying, but the next step is to know where you want to go. Maybe buying isn't the first step and staying put or renting in a new area until you're sure you are comfortable is best for you. In the past the spring market has been the most robust staying active through summer, but the past 24 months have not followed the seasonal patterns.
