Speed bumps are super high and kept scraping my car. Supposed to have pool access but the pool hasn't been maintained/opened. Aside from that seems fine, but needs some maintenance. Haven't been inside any units

Pretty nice little town and safely gated community. it's actually cute personally I don't live here but I have family that does and they love it heard the pricing process is affordable if your looking for quick place to move in would say it is recommendableπŸ’˜

Nice and quiet. Rent was raised twice because we are a gated community...soon after they tore the gates down,but the raised rent stayed the same...I'm not sure why the water gets cut off in the middle of the day with no notice. Tons of comfortable stray cats...

Depends. The Athens-Clarke County government has artificially strict policies regarding transportation of mobile homes on their roads. It's pointedly an attempt to remove mobile home parks from their landscape. And, it's quite effective. So much so that no one bothers selling mobile homes in the area anymore. As far as renting the lots and placing a new unit on it, yes they would love you to do that. However, at the rates they are charging, it's not echonomically viable. The business model is (unintentionally, I'm sure...) built on locking current residents in with exorbitant rents, ensuring no one gains equity, and renting to parties who otherwise would have no legal avenue to home ownership. If you have a mobile home, I would recommend buying your own plot of land out of this county and placing it there. Or selling it and renting an apartment/getting a mortgage.
