It is a year today I have been here. What a wonderful place. The staff are hardworking and deal with so much. But no matter what when you walk in the front door of the clubhouse you are always greeted with a smile. Yes, this staff are definetly Angel's with invisible wings. they truly care about everyone in here. And it's a great place.

I really have to post this because I canβt believe a place where you live can be so vicious and nasty!! Iβm talking about Briarwood Estates. First they raise the lot rent every year $20 and they do absolutely nothing to the lots well this year with everyone hurting from Covid gee they are raising it $29 π‘. Second my BF built a small deck thatβs freestanding on the back of my house. Itβs completely pressure treated for weather and termites. Now they are threatening legal action if I donβt remove it. Well there are at least 5 or 6 other houses around me that have wood decks- wow really π‘π€¬. Also leaving this review on Yelp and other places!!!

Yes there are some Double wides for sale there is one for sale on The street I live on Melrose Circle. There are only a few fees you have to pay. You have lot rent because even though yiu own your mobile home you have to pay lot rent depending on where you get your home if you get a home on the lake the lot rent is higher than lot rent is on say my road. The HOA fee is different levels of hoa weather you want to be just able to put your opinion in on hoa meetings or you want to be on the board. But at most I believe that is approximately 70.00 a year thats if you want to be a member. There is a yearly water drainage assessment fee of 115.00 . Oh yea the water drainage assessment fee & hoa is yearly. Your lot rent is due between the 1st through the 5th of the month . You pay your own electric bill water bill lawn care (Jessica) is the best lawn Care. She is lowest cost & speaks with owner for what you want. Satalite or cable so on. Yes there is long term rental Depending on where you get a place at depenfs on the price of the lot rent. If you are over by the lake and New club house lot rent lease is higher cost than the right side of the 55+ Briarwood. The only thing you get in leasing a place here is the right to use the pool hot tub and computers and small gym area. You still have to get your place mowed and pay electric bill water satalight / cable water drainage assessment fee which can be paid by adding 9.00 a month extra on your lease. Call Briarwood & Talk to Jennifer Kennedy or Glen they are the property management. They can answer any questions you may have & you also must be able to pass a background check and credit check. Hopefully this will help you can also view property on the computer by pulling up Briarwood they will have pics of rental and properties for sale.

Yes they are pet friendly but they do have a weight limit. Call them up take a tour, and get your questions answered. :-)
I believe lot rent that is on the lake is $10 higher. I am not on the lake and I pay 579. As of April 1st
I do some work for a few tenants there they seem to keep up well with properties. Yes lot rent going up and you have to have good credit
What Missy said is correct. It's great here and according to friends and looking up other communities online...the lot rent here is very reasonable.

Yes there is a parking area to take toy hauler & park it. As far as being in Briarwood They lease to people but not for just a week they have yearly leases or rentals. You have to pass a credit ,& background history which you have to pay for also. As far as amenties there is a club house with a gym pool tables & computer use with free WiFi There is 2 pools 1 at each club house they are heated pools. Also there is a Jacuzzi hot tub. Briarwood has an office that's open pretty much 7 days a week except for the high holidays which would be Christmas and Thanksgiving and New Year's Day they are more than willing to show you the properties that are open to rent, to buy, or to put a house on an empty lot
