Prospect Lake itself is not privately owned. Prospect Lake Park is privately owned. It is a campground on the lake. If you can find public boat launching or possibly pay Prospect Lake Park a small fee to use it's water access I suppose you can kayak to your heart's content. The lake is beautiful the water is clear Plenty of Fish to catch

Hiking trails the rafting trip that we took on the Deerfeild river about an 11/2 away but worth the trip. Grandkids kayak, fish, play basketball at the park. Within walking distance is French Park with better tennis courts, ball fields and playground.
