Easily the worst property management company I have ever interacted with. Luckily our building sold and the new owners did not retain Equity Team. I was actually recently looking at new rental units and saw one I liked but then saw it was managed by Equity Team. No way am I ever dealing with them again. Hard pass. I have an apology email from their CFO. Don’t let their response fool you. Weeks to repair things, down right lack of responses, closing work orders and saying they will fix it at turn over. Charging you for a portal and then not responding in it. Not cleaning sewage issues in a timely manner. The list goes on. Everyone in my building agrees. Everyone. Even the new owner commented on their incompetence. We had someone break into our building and steal the change draw from the washer and equity team didn’t send anyone over for 2 weeks! 2 weeks for a crime scene! Two weeks!!! They never return my calls. It’s funny they say to call them in their response. Give me a number that you will answer and I’ll call you right now. DO NOT USE THIS COMPANY AND IF YOU ARE LOOKING FOR A NEW SPOT, RUN IF THEY ARE MANAGING IT. Seriously. Their good reviews have to be fabricated.

(This will start rocky, but it will get better!) I was very concerned with working with this company because of all of the scams and the shady way they seem to do business. Here are some examples and why I continued anyway: -I had issues originally not being able to get into the house I was supposed to be viewing during a self-guided tour and I almost just left, but the leasing office was WONDERFUL and worked to get the issue fixed. -The code-lock on the door cannot be removed/changed without a fee and this is a concern to me. Let people choose how to secure their own home and don't charge for it. That seems like you only care about the money. I appreciate at lease offering to change it, though, even for a cost. -I was concerned about never seeing anyone in person, but I also had to think about our post-lockdown, covid world and it does make sense in that case. -I was also concerned by how quickly they approved my application (if it seems too good to be true and all of that), but I did my research, looked at reviews all over the internet, and decided to continue anyway. -While I will ALWAYS prefer to pay the landlord directly and talk to them for everything because I believe middle-men are breeders of miscommunication and misunderstanding, EquityTeam at least responds to me quickly. I am annoyed that it's not easy to get ahold of them via phone, though. -Their website has issues and needs to be fixed, like not loading the properties for rent unless you use a roundabout way. This is just a minor annoyance of mine haha. -The lease has discrepancies and isn't clear on things like trash removal, but my support person Manny has been very helpful at answering my questions. -I HATE OBLIGO. I do. I hate it. Just let me pay you directly via Zelle or something because I hate the delay with confirming banks, I hate the delay with paying in general, and I hate the extra fees for processing. Plus the Obligo website sucks for renters who are applying. I accidentally added the wrong bank account and it wouldn't let me remove it when I added the right one. Besides that, it's just not intuitive and doesn't give enough confidence in the security of the process. Each point had a personal concern and why I continued anyway (in case anyone else had the same concerns). I will say they've been responsive (for the most part, there have been delays in response but nothing too crazy), attentive, and have tackled every concern I had. I'll update as new things appear, but the process hasn't been too bad. The support has been great!
