Just don't! Keep looking. Moved into my place in June. Bathroom mirror was on the ground shattered during walk in. Never replaced. Furnace filter looked like it hadn't been changed EVER. Entire HVAC system covered in inches of dust. About 1/4 inch of daylight comes through both doors letting out all the heating and air. Dishwasher rollers broken. Yard was a hot mess. Outside of house needs washed - tons of spiders and bugs working their way in. No screen doors - they said they stopped replacing them. No screens on windows - those are "on order". All reported to office multiple times including my move in sheet. They promise to fix and never follow through on! Pool will probably never be repaired so hopefully that isn't something you are interested in. For $1200+ a month you can find a place that takes care of their tenants who pay on time and maintain cleanliness in their homes. Oh!!! And they told me guests could park up at the office area. They forgot to mention that if they park on the right side, they will be towed which will cost you $200 to get the vehicle back. No signs at all to indicate that is "office parking only". 8 or so spots for 2 office ladies who never follow through seems a bit excessive!

It doesn't look the same as old picture the up keep of home has went down while everything else went up no pool for last 2 yrs no wifi or free water and lot rent has went up 50 present in 7 yrs I have great neighbors and fell safe.

Just drive around the park. An absolute mess. Trash everywhere two foot tall un mowed yards. The pool not opened area just a mess . By the way the manager is rude.

I can't give it a lower review if I tried. It's really gone to hell and a hand basket recently. Nothing is fixed the pool is collecting moss and mosquitos and now they've contracted a predatory towing company "Albertson's Towing" to impound you're vehicle for $200+ a pop for being parked on the street in front of you're home for an hour. Moving in a few years ago we initially had a verbal agreement with the previous management that it was acceptable to park in front of you're home on the street during daytime hours until sunset. But apparently without written notification to tenants of any kind, this has changed. It's a dumpster fire of miscommunication IMO. Personally I would love to visit them and tell them what I think of the changes, but surprisingly the community office is closed for a week due to some B.S. conference. Of course they have no issue with raising space rental to stupid levels annually though for all the amenities that you don't receive, and the luxury of paying some random predatory towing company money at a moments notice. They've essentially taken long term tenants in good standing and are turning them more and more hostile with every successive turn of the screw via bad management and non existent communication. If you can avoid moving in then I would recommend it, and if you can get out I would highly recommend that as well.

I have a three berm and been here 10 years never found the dishwasher or the shelter. Also management is rude and unprofessional. Animals run loose constantly and nothing done about it. But hey the office always looks good since that is all they ever spruce up and yes you will get a rent increase EVERY YEAR to the tune of 25.00 dollars. Hopefully you don't like water because it gets shut off a minamum of once a month. Don't ask a guest to come visit you unless you have room in your driveway because they will be towed

Beginning in April, 2018, water, trash, sewer, etc. all is paid by the tenants, not the landlord. Some of the first of many negative changes since ownership changed hands in February, 2018.

Update as of April2022 : Depends on the trailer, how old it is, number of bedrooms, etc. Lot rent, monthly rent, water, natural gas, electric, trash, etc, it usually totals 800+. We have new owners, new management (good thing). They did an across the board cost increase appx a year ago. If you have a pet there is a deposit - can't remember amount, sorry. And keep in mind during the winter you need to keep water lines running or pipes will freeze. (They say let it drip, but everyone I know that did drip only ended up with frozen pipes. Keep small but steady water stream.) Not everyone keeps their pets on a leash/chain or inside, some just run wherever they want. Some parents don't keep a good eye on even little children, they run right in front of you with zero fear. But these are things that happen anywhere people are, despite rules. Do not park anywhere but in your driveway or front parking or you will get towed. Just some basic fyi's. Hope this helps.....
