Beautiful neighborhood but horrible apartments. Unsafe grounds. Structures falling apart (scary to walk under walk ways, some parts look like they are about to collapse) with poor upkeep. Units infested with rodents, termites and pests. Pool light has been out for a year which is a hazard if someone like a child falls in at night. Riverside has had several apartment managers in the past 5 years. Current management, Terra, is rude, unfriendly and known for retaliation. Management will take away your parking space even if you are paying for it. They look through trash and recycling for non broken down boxes to catch you with. They implement yearly leases unfairly as well, keeping some on month to month leases. They are known to have “favorites” and for spreading gossip among residents. Most accounts with positive reviews have no other activity most likely throw away accounts made by management. Be ware.

I have lived here at Riverside gardens for 11+ years now and we love it. It has always been a nice quiet place and I have the nicest of neighbors. We all watch out for each other and it feels like a real community. Anytime we have needed repairs they have been taken care of in a timely manner. We have seen a few managers here but our present manager Tara is by far the best. She is friendly and approachable. She really cares about this property because she lives here and it’s her home. Anytime we have needed her for anything she has always been right there. When my son passed away suddenly it was Tara who came to my door and helped me through things. She even drove me over to his place and helped me with the arrangements. She stayed with me the whole time. She cares about her residents. She keeps the grounds kept up and looking nice and the pool area is always clean and ready for summer. Regardless of the bad reviews from problem past tenants, it’s a nice place to call home.

Before I moved here in July 2021 I remembered I forgot to do a review search but I had already been approved and you know how hard it's been to find housing. The night before I was to go sign keys I did a review search and was displeased at what I seen. I called the office and spoke with the manager of complex in concern of what I read and she assured me those were false allegations. I had a friend that lives that and I spoke with him and he assured me those allegations were false. So I proceeded with the move. I've never felt safer anywhere in Sacramento then I do here. It's clean, quiet, and very well secured. Morning noon and night is always the same . The manager is very nice and makes it a point to keep the property to satification of her tenants. I give this complex ⭐⭐⭐⭐⭐

I've lived here for several years now and have had no issues with the property or it's residents. In the years I've lived here maintenance has always responded promptly and professionally. Our current manager Tara has handled upgrades and projects throughout the facility promptly and effectively and is very communicative. During the summer months the pool is a great place to swim and is kept clean and tidy. Definitely recommend
