Hi Tiffany, Thank you for your question. Yes, we do check credit history. Credit history is based on the last three years (36 months) of credit reported to that credit file. A. A minimum credit score of 550 is required unless the applicant has no established credit. B. Trade line rating must not exceed 23 points defined by our credit reporting agency. C. Any collection from previous landlords will result in an automatic rejection. D. Any collections from gas, electric, water utility, or cable companies will result in automatic rejection. Medical collections will not be included or considered. E. Any collections or judgments must show a zero balance, or the applicant must provide written proof from the creditor that the balance has been satisfied before the application is submitted. Thank you so much for your question. I'm so you are not pleased in your current situation. We do require proof of income. Single applicants must gross 3.5 times the rental rate. Roommate applicants must each gross 2.5 times the rental rate individually. We do not except section 8. I hope this helps. Have a great day and best of luck.
