I was so excited to move here, the surrounding area, the scenic views sold me. Unfortunately since moving in there has been nothing but problems. It might as well be a senior community how they expect you to live in your home. You can’t make any noise at any hour of the day, the neighbors will complain at just about anything. I couldn’t even move in without complaints of my moving truck taking up space. I’ve been accused of things that aren’t even me and it seems like the office just wants to find any reason to kick me out after getting me in. It’s sad because no one should move in somewhere and have to basically act as if you’re a prisoner in your own home. Half the things I have been accused of I’ve proved to not be the person making the noise etc and I still am receiving one BS notice after another. It’s been such an unpleasant living situation , I’m rarely even at my apartment Yet I’m still getting notices on my door

Lived in these apartments for 4 years so let me give you a honest review and I have all the proofs to back them up. 1) The Work orders take forever to complete and sometimes It takes multiple calls to remind the leasing office on the same. 2) Some people in leasing office are really rude and don't listen to the actual issues . 3) My apartment was in the basement which didn't had proper ventilation. The Kitchen area was really small and the chimney was very old. 4)The carpet quality was really bad and even after living there for 4 years they charged me for the carpet replacement which only covered master bedroom as rest of the area was wood. 5) Once there was a leakage in my kitchen and it took them 1 week to fix it initially they didn't even offer me any alternate accommodation considering the amount of machinery and chemicals that have to be placed to fix the leakage from the kitchen walls .I had to really fight for getting the accommodation as we had a toddler to take care of . I was never updated on the progress of the fix and had to extend my stay at the Airbnb from my pocket. 6)Before vacating the apartment I had a pre-checkout inspection and everything seemed fine . 7) After a week I was asked to pay a huge amount for the cleaning services based on some estimate which was not an actual bill . Even after sending multiple E-mails for providing me with an actual bill I hardly got a response. My Advice is Think before you move into these apartments .

Could not be happier here!! My boyfriend and I made the move back to Folsom and really wanted to be in a space that felt like home. Kellie went ABOVE + BEYOND our expectations! She has been so helpful with making sure our needs were met. We wake up SO happy everyday and feel so lucky to live here. This apartment complex stood out to us the most starting with the newly renovated apartments (includes quartz counter tops, a fireplace + beautiful balcony views), to the amenities they provide. It is in perfect location next to old town and bidwell. We're also so grateful that we get to have our kitties with us. Thank you to the amazing team at Folsom Ranch for everything!
