DO NOT SIGN HERE! right when I walked in the whole apartment was dirty. My bathroom had mold. My room was filled with dust are dirt. The leasing office does not care about your apartment. Things were broken and did not get fixed for weeks! Overall I had a horrible experience with the Verge. 0/10 recommend.

Please consider moving somewhere else. I'm currently in legal disputes with the Verge over unjust charges given to me once I moved out. They're charging me for existing damages that were documented by me. However, they seemed to have misplaced all records of such damages. While living at the Verge, we experienced frequent maintenance disturbances. All of which did not contribute to improving our time there. Such as addressing the mold, electrical issues, and overall condition of the apartments. Appliances are outdated and rarely functional. Given the pricing, there are far better student housing options. If you're having trouble finding student apartment housing, there are half a dozen UCF housing groups on Facebook. I would like to note that Dayton Tirado (Property Manager) was extremely unhelpful and took no initiative to remedy the unjust charges given their offices negligence in losing my condition form that I submitted upon moving in. Please see photos posted by others as a reference of what I experienced. To the Verge: please copy and paste your bs auto response below...

I started on a very bad foot here. I moved in and my bathroom had a leak for 2 weeks. Seems like a lot of bad issues that need lots of work. But my issue finally received attention. 4 stars because it took 2 weeks and by now my leak has spread to cover the entire surface area of my ceiling. I feel like my ticket should have been prioritized better and I only got attention when my roommate's mother called in and when I swore after weeks of frustration. Overall the staff seem nice but there is a lot of work that needs done and it will get done very slowly.

AVOID at all costs if your student is going to UCF. My son signed a lease over the summer and found out he would not be on campus in the fall shortly after signing the lease. This all happened WELL BEFORE he had roommates assigned or even a apartment assigned. It took days to even talk to somebody about the issue since most of the times they do not answer calls and if you take the option to leave a message do not expect a call back. When we did talk to someone they said they had a waiting list so swapping someone in would be easy and since nothing has happened up to this point it really cost The Verge nothing to make this change. But still they insisted on 85% of the first months rent and $100 application fee to break the lease. I could see the $100 but taking 85% of the first months rent when they incurred no real costs on college students with little means is highly exploitive. The icing on the cake is a month later they tried to bill us for "Move out costs" of a $100 for a apartment my son never set foot in. They did remove that fee but it just underscores the incompetence of the management and how they enjoy bleeding every dollar out of students. Why UFC has any relationship with this company is a question I will be asking (providing shuttle bus service is one). UFC needs to do a better job vetting housing vendors and start providing lists of companies have good and bad reputations so the students can make better informed decisions given the limited on campus housing situation.

How do I pay Utilities?

There's no utilities to pay because it is included in your rent payment. In some instances you can go over the cap that they give you for utilities (usually you won't) and in such cases, then you can pay the same way you would pay your rent; money order, online, check.

How long is the lease? Can you cancel after one semester?

Hello Heidi! The Verge Orlando offers 12 Month Leases, but they do have short-term leases available (Typically August - December) for students only needing one semester of housing. If you're looking for housing in spring, there is typically also January - July leases available, and if you have a specific time span you need housing, Rerenting is always an option and super likely with the amount of students in the area. The Verge has gone under so many changes recently, I HIGHLY reccomend checking them out.
