Depending upon where your lot is located, it begins at around $525. Utilities are through the Orlando Utilities Commission. Lakeshore Landings gets a bulk invoice that they break down by resident utilizing the individual meter readings. AT THIS TIME, the residents are not invoiced for the common area amenities. However, as Management informed the residents on 4/19/17 FL Statute 723 does provide that if management would choose to invoice resident's a proportionate share of the common areas, residents would receive notice per FL 723. GREAT neighborhood, the HOA has many activities each month. HOA is $1.00 per year, which the HOA pays for from fund raising efforts. Community Manager is wonderful. Wish I had moved here years ago.

55 plus. I absolutely love it! Neighbors are fantastic, plenty of dogs, beautiful pool, great common areas. Tons of activities.
