I have owned a number of properties in the past and Nathan was by far the best realtor I have had assist me. He has a thorough knowledge of the area and managed to negotiate a selling price for my property over and above my expectations. Any time I had a question or needed some information I just contacted him and he always got back to me quickly. It didn't matter if it was nights or weekends, he was always available. His photography of my property enhanced the marketing effort and drew well qualified buyers. In the future if I buy or sell another property in Vermont I will definitely use Nathan again to assist. I would highly recommend his services buying or selling your property.

Everyone should have their own personal Nate. First off,Nate solves problems.Not just house problems,all problems.Everything from whats for dinner tonight? to Why was Ryan Reynolds allowed to ruin Green Lantern. Nate is hands on, if there is not a house available in your style,he will find one...and immediatly put up a for sale sign with his own two hands. Nate has an internet buddy, haha not for what you're thinking,an actual collaboration site that gives you advanced options,very cool. Nate wants you to have your house...that means he will fist fight your sellers realtor..to the death!! He is more than just a mild mannered neighborhood realtor,he will tear their head off. Nate understands that buying a house leads you to the abyss that is the 9th layer of Hell... he will make you smile as you spend gobs of money to feed this terrible process. picture its only a thousand dollars with a mint julip and a warm breeze,that is Nate. Nate gives you hope. When all else is lost Nate will pick you up and give you hope.. Picture Marsmellowman and then there is a Ghostbuster...Thats right,its Nate! .... Nate is clever,especially when getting you what you want. He will fight tooth and nail and your spouse to get you the $300,000 sticker priced place your arguing about. Nate is patient, so patient he read all of this review. In the end I am proud to call Nate my Realtor. You should get your own Nate... He's pretty amazing, at least his wife thinks so. 5 out of 5 stars.

Nathan was awesome! He was there for us every step of the way and as first time home buyers this was so important! He was knowledgeable and knew how to explain the new experience to us in a way that we could understand. He made sure he could find the house for us that would work the best! What a wonderful person!

When I started out my journey with Nathan, I was looking for a home on my own. He was responsive, polite, excited, and able to think of all the things I was perhaps lacking knowledge about. He spoke to me in a way that made me feel involved and always considered my questions. Nathan never shied away from pointing out potential problems or obstacles with a home, and even when I was absurdly picky, he took those critiques and applied them to the next listing. A few months into our journey together, it stopped being just me and my now-serious boyfriend joined in the hunt. Nathan was quick to adapt to the change in my family structure. He began thinking about both of our interests and desires, and we came to consider Nathan a friend and a trusted confidant. We weren't easy clients, I'm sure of that. But Nathan stuck with us--nearly 40 houses and two years of searching--he knew we weren't in a rush and he never treated us like we needed to be. About a month before we found our home, we were engaged. Our goal changed from finding a starter home to finding a home where we could raise kids. Nathan was as responsive as ever to our changing needs, and in June of 2020, 25 months after he and I looked at our first house together, we finally found the one. Nathan told me we'd know, and we really did. Buying a home is an emotional experience for a buyer, or it should be. Nathan is analytical, receptive, and straightforward. He is funny and kind, and he wants to see his clients end up where they are supposed to be. We really liked a lot of houses, but we never loved one until our house. Nathan could always tell when things weren't QUITE right, and he made sure we knew that, for him, it wasn't just about finding a home that would work--it was about finding the right home. Nathan, thank you for the journey. There were a million times we felt embarrassed that it took us so long, but we would not be where we are now without your patience and guidance. I strongly encourage house hunters in the Rutland area to call Nathan.

A septic inspection is a great idea for any home that is not on sewer. You will spend between $200 and $500 to have this inspection done but it could save you thousands in the long run.

That is a great idea to do before you put your home on the market. You will need to do it before closing so why be in a scramble at the end? You should update the Certificate of Occupancy before you list your home so you are ahead of the transaction.

The easiest thing to do is to de-clutter your home. When my professional photographer and I show up to your house we will need the following taken down. Personal photos, items on end tables, almost all the items on your kitchen counters and beds will need to be made up. These are inexpensive ways you can make your home look better in the photos to drive more buyers to your house. Think hotel or magazine photo when you are moving things around.

You do not need to be pre-qualified to look at houses but it is a very good idea. When you find the house you love you can rest easy knowing you are ready to make an offer. Talk to your bank before you start looking at homes, a good credit score alone will not get you a mortgage.

Depending on the inspection company that you choose and any add-ons like a radon test or different levels of water testing a home inspection can run you anywhere from $300-$1000.

The most houses you should see at one time is around five. If you see more than that they will start blending together and it will become and unproductive outing. Special circumstances can allow more showings if needed.
