I would give 0 stars, but I adore the owner of my townhouse. Worst mistake he could make was hiring this property management. I have been in my unit for almost 5 years. This management company hires no professionals to do the work. they are horrible at communication between company, work and tenant. Sonny sends you a text to an answer like 7 year old. I'm sorry my kid would have used his words and not "Dah" If it was not for Joe( the owner), my community and my neighbors, I would be considering a move.

What happens if the tenant does not pay their rent?

Rent is due on the 1st day of each month, and only penalized after the stated grace period on the lease agreement. On the applicable date, RPM Premier serves three-day pay or quit demand notices notice to a delinquent tenant. If the tenant does not pay by the date served in the notice, we contact the owners to see if they would like to start eviction process. We will guide you as to what steps you should take and whether or not you should proceed with eviction. How much do evictions cost? The typical eviction fee varies from $700 – $1500 for attorney fees and $80-$180 to serve the tenants, both are costs that are passed onto the tenant. Sometimes tenant rental deposit are sufficient to cover the costs, other times we have to get a judgment against them and begin collections. What is Eviction Protection? A change in circumstance can have a drastic change on people’s ability to pay rent, despite their good intentions. Our strict tenant-screening procedures aim to minimize the risks associated with delinquent tenants, but there is always a small chance that a tenant may get evicted. Rather than take the risk of an expensive and unforeseen eviction, tenants prefer peace-of-mind that comes from budgeting an annual flat amount. If this is something you are interested in, we can certainly include it in your property management contract.

A professional “For Rent” yard sign adds exposure to capture drive-by prospective tenants. Our experienced leasing agents respond promptly to inquiries and advise prospective tenants on details about the property, and show your home in the best possible light. Our Google and Yahoo search engine placement is very high. Additionally, we advertise on local websites targeting the most sought-after residents in our area as well as Facebook, and other social media. Who pays for advertising? Generally, the advertising cost is included on the set-up or leasing cost of the management company, but occasionally some special circumstances that may require additional funding, such as a property sitting vacant for months despite our standard marketing efforts. Sometimes a property may receive a lot of interest by way of calls, website visits and even showings, but no applications! Clearly there is a problem and we have the experience to identify such problems. It could be as simple as a price mis-match between the seller and the buyer’s expectations, or maybe an undesirable location. It could result from the poor condition of the property, or sometimes just the reputation and upkeep of the community is a price damper. Whatever the problems, we are trained to spot them and offer sound advice in dealing with them.

Can I sell my property while it’s under your management?

The answer is yes! There is no contractual limitation to selling your property while it is under our management. But please alert us before you commit as we can help on several fronts to make your sale successful. We are a licensed broker however, we do not sell properties. We engage with top agents in the Broward County area, with genuine knowledge of navigating a selling a tenant-occupied property. If the property is a single-family home, you can sell it while the tenants are occupying the property, depending on when the tenant’s lease expires. If the tenants are on a long-term lease, both the seller and the buyer need to understand that lease is a legal binding agreement that would have to be honored by the buyer. They most likely will not want to accommodate showing after showing and they certainly are not going to want to allow a lockbox. If the property is a multi-family building, then you definitely want to sell it fully occupied. Buyers relate an Investment properties’ value to its potential income. However, RPM Premier does not conduct property sales. The owner would have to hire a separate real estate agent to sell their property,

In our shared interests we offer lease renewal incentives three months prior to the term of their lease. The amount varies as market conditions change. Often tenants will go through listings to try and spot a property with lower rent or a move-in incentive, which can prove to be a bad deal, as they will end up paying another deposit and other costs associated to moving. The amount of the incentive is aimed to offset lost revenue between tenants, it benefits the property owner in all cases to have a high retention. Sometimes it is worth accepting a small rental decrease or move-in credit if the goal is to get your property rented 4-6 weeks faster. The rents that will accrue from a shorter vacancy period can offset the perceived loss. In any case, rent concessions and incentives require the owner to take a look long term view.
