Sam was SO patient, understanding, personable, and a great communicator. We had been looking for a home with him for 8+ months, almost a year. There were countless offers and countless times we have walked away from open houses with us where we didn’t put an offer in. He was very honest and upfront with us about homes that were not worth it or around what price range he thinks it’s worth. Anytime we would ask Sam questions or send him houses, he answers within the hour! Even still after being in our home, he answers our questions so quickly. The terms we typically use to protect you as a buyer or seller on the simultaneous types of transactions are: "Subject to the sale of X Property" when buying and "Subject to the seller's suitable housing" when selling. It is up to you if you want to pursue buying or selling first. There are pros and cons to each. Let's connect through email, phone, or in person to discuss more. 2.) You will need a Title V Inspection by a licensed Title V Inspector in most cases. I can provide you with a large list of local ones if that helps. Thank you!
