I'm an owner for over 6 years. Its a beautiful place to live if you are an owner. The amenities are wonderful. I have enjoyed living here & meeting many wonderful people. As with any Condo Community there are rules in place to make sure everyone gets to enjoy the facilities equally. I don't think its a great place for a renter. They have trouble adjusting to Condo rules & should really look for more of an apartment complex. Its different from apartment living. If you are not amenable to having a limit on your pool guests or keeping your car in your own driveway & not using guests spots, its not a place for you. There are rules in Condo complexes that you don't have in an apartment complex & you are fined if you don't adhere. Also as a tenant, you have no say in the rules and regulations. If you have respect for others then you will find a wonderful home here. We need more owners less renters. So buy here, don't rent.

I honestly don’t think the negative reviews are legit. There are no trucks or motorcycles allowed on the premises period, so any reviews mentioning problems with those issues are outright lies. I have never seen a police car, and the place couldn’t feel any quieter or safer. It is basically retirees and families, lots of snowbirds. The grounds are gorgeous, peaceful and extremely well maintained. I live on the second floor and have never heard a neighbour, either below or next door. I think the negative reviews are from people who have been fined or reprimanded for breaking the (very strict) rules, but that is what keeps the place so amazing. The property managers have been good and bad - John was really dumb, Gayle is excellent - but that’s not a reflection on the community, that’s a FirstService issue. Overall, it’s a wonderful retreat.

My review is a little delayed due to 7-day workload, but sadly very accurate and still very frustrated: I moved back to Florida from out of state in January and scheduled a viewing of a condo that had been listed as "available" on updated websites since December 2021 = over one month. The realtor kept in touch and although he kept confirming the condo was still very much available, we had to reschedule the viewing a few times not least due to him falling sick. He seemed like a trustworthy professional person, thus I think it was rather the condo association and//or the property owner who were messing with him on the day of my scheduled and confirmed viewing: The realtor and I had finally pinned down and confirmed in writing by text messages [and by phone on my recorded line] that I would come view the condo, as it was still confirmed as available on all updated websites and by the realtor on the day of 7th January. The realtor said he would text me the security gate code upon arrival. When I arrived, I had no gate code and patiently waited a little while outside the gate, then I called the realtor. He was surprised I was there and that I showed up at the scheduled time as agreed (!) and promised me he'd be there shortly. In the meantime I asked an office lady walking by if she'd mind letting me in (instead of blocking the gate with my car), and she was kind enough to do so. I stayed in my car outside the leasing office waiting for the realtor to show up or call me. I texted him the update that I was now waiting outside the office and not at the gate, whenever he was ready. I then received a funky call from the realtor, not showing up as scheduled, but apologizing that the property owner had just (??) notified him that he had already leased out the condo to someone else. Which was highly dubious, unprofessional, a blatant lie one someone's part, or simply disrespectful. I had offered several times over a week to submit my application and pay the admin fee to get the paperwork process started, although the condo was confirmed as available, and not "pending", for example. But the realtor said it would have to be a "paper application" that he would bring along to the viewing, so I was never given the chance to submit my application including proof of my [high] income ever since we started talking. There were so many red flags there with hindsight, it was suspicious and actually confirming all the negative reviews that I only just viewed here in their entirety on Google Review. "Unless you're buddy-buddy" with the property owner or condo association, you are treated like a worthless little nuisance, and they are selective who they rent the condos to, without proper communication or respect. The condo I was offered to rent was available for approx. 6 long weeks until the very minute (!) I showed up in person in my [older] car, with my [service] dog patiently waiting with me in my parked car outside the leasing office [car filled with personal belongings due to just moving here from out of state]. If your office staff's [mis]perception was reality, maybe they should have let me submit an actual application as per my request and then see for themselves just how much money I am actually earning as a certified translator speaking five (5) languages. Shame on you for playing games and wasting over one week of my time waiting for the rescheduled viewing(s) while working 12-hour days. The property owner and staff should enroll in "Humility & Respect" training classes how to treat prospective tenants with dignity and respect.

Just moved out due to numerous reasons. New buyers beware....the corrupt board and manager want to assess everyone 15 grand to pay for new roof. Where is the maintenance money that is being paid in monthly??? There is never enough parking, even when snowbirds are gone. Some residents take up 3 guest spots for their children’s vehicles. Others don’t use their own garage and park oversized trucks in guest spots due to convenience. These are not true condos, originally built to apartment code so noise travels easily. I could hear both neighbors above me at all times, even when a toilet flushed! They allow laminate and cheap carpet with minimal pad. No one checks to see what is installed. Management does not care or follow up on any complaints. “ I’ll make a report.” Sure. There are large dogs everywhere who’s owners don’t pick up after. There is a 50lb weight limit, management ignores. They must have stopped interviewing new applicants as saw drug raids, police cars many times. Cars speed, run stop signs making it dangerous. Drunks are at pool area and all kinds of things happen in the pool. Definitely not a place for children. Roofs leak with all rains and they merely patch it. Pic is on the only grill available at community, way outdated and rusted. This may look like a nice community but........
