So many people asking about rentals, so thought I would answer this. Yes, there are rental units. Yes, you have to be 55+. Rentals are only allowed for minimum 3 months, maximum 6 months a year. About 2/3 of the homeowners are snowbirds, so rental units are not numerous, as they are in residence when most people want to rent. Enquire of the office about rentals, they have to run a background check before you are eligible to rent and there is a fee for that. Edited to add: The village doesn't rent any units to anyone. All units are owned by residents and rented by them, but you still have to go through the office to be allowed to rent. The background check fee was $100 in 2019 when I bought in here, but it may be more now.

Hi Louise, most of the homes in Bay Aristocrat are cash only. Because they are older homes. Some people do carry flood insurance others don't carry any. When you pay cash it's up to you whether you want insurance or not. Hurricane Irma the water was sucked out of the Bay so the water actually went down instead of rising.
