We loved Avia before but the new management team is the worse (GreyStar). They are not friendly, not respectful, and discriminate easily. * I had requested my kitchen faucet gets fix but the maintenance used the second-hand one, didn't fix it, and said this is what it is. * We were living at Avia for 5 years and based on the law, the carpet should be replaced for the new resident. However, they charged us $45 for staining!. * We also left before our 2 months notice (end of September). They waived the 20 days buyout. We told them the unit is ready and they can rent it. We paid the 2 months rent but manager promised that put our unit on the website in case someone subleases our unit. But, they put the unit on the website a week after the move-out date (End of November). * They charged us for the rental insurance for an empty unit that we had returned all keys, we had no access to the unit, and had no responsibilities. * They charged us around $100 for utilities for 2 months empty unit (we had paid off everything before leaving) Such as pest control, door to door trash, water, …. * We renewed our lease for around $2060 per month. The month by month payment was $2800. However, I realized my neighbor renewed her lease monthly at the same time around $1900. (They lived a year on monthly contract and their unit was bigger than us). * They discriminate immigrants and don’t respect old residents.

We have been living here for a few years now. I would have to say that we have enjoyed our time here. The neighbors are super cool and for the most part everyone minds their own business. The amenities are by far the some of the best in Richmond! When our friends and family visit, they are always impressed by the community as well as the area’s nearby stores and restaurants. Of course you are going to have maintenance issues and sometimes unexpected problems that will arise, but that’s expected with both renting and owning a home. The office staff have been superb, especially Lacy and Amanda. Nothing against the others, but these are the two young ladies that we generally deal with. The maintenance staff are professional and for the most part they are on top of things (from my experience). When you have a few hundred apartments it is expected that some things may not get handled in the amount of time that residents wish (based on other reviews) but I feel that they do an amazing job. The community is clean, the new grills are pretty cool, the fire pits are awesome, and let’s not forget about the pools. The pools are a wonderful treat throughout the entire year, they are always clean and the water/light features are fantastic. I don’t understand why people move to a pool view apartment and then complain about the noise, it’s a pool for Christ sake. The community is extremely pet friendly and it’s a joy to get to know the pets by name. The schools are by far some of the best in the state and they are all just a quick car ride away. Overall my family and I love the community, as well as our neighbors and the staff. I would totally recommend Avia Apartments.

I arrived to the complex around 4:15-4:20 with my roommate to tour the complex. We showed up and immediately we got a cold welcome from the staff. When I mentioned we were looking to look at some of the 2 bedroom apartments, he told us tours stopped at 4:30.
