Have lived here over a year and am happy with my overall experience. The grounds are kept up, maintenance done in timely manner and in case you haven't looked lately the rent is very reasonable!! Yes it's an older property..mold can be an issue..we live in Florida..cockroaches can be an issue..people don't take care of their homes as maybe they should and again we live in Florida..ways to combat both problems. Property Managers are hired as rule enforcers and to make sure things are taken care of in the best way possible and as soon as possible. They are not the Owners of said property so they can only do so much. I have not dealt with any negative situations with Sharon and thank her for doing the best job she can to keep this community safe and comfortable to come home to every day. Rules are to keep the whole working as well as possible for all involved. Don't like rules? Don't live here. Same rules for everyone and yes if you aren't happy with Sharon go down the line of chain of command and see how that works for you. Thank you Sharon and Maintenance Staff for your hard work. I'm grateful for my home here.

Sharon will enter your apartment while you are not there and turn on all the lights, and turn the air on. There are roaches in some of these apartments, also she told us we were signing one contract (to add a partner to live with you) and what she really did was had us sign a new year lease. Our roof was also leaking. I still have the video and she did not fix the leak until the week we were moving out. Which is where she entered our apartment with out our approval or knowledge. Sharon is a huge problem. Maintenance people were really cool.

Do NOT rent here! If you do, please know you will need to contact code enforcement or the health department for any service requests you may have. Sharon, the Property Manager, will not help as she is about the absolute worst slumlord you will ever meet. A perfect example here is the majority of the windows do not lock, and are easily slid open from the outside. This is against Florida law, and maybe enough code enforcement violations will motivate them. Other common legal violations are bathrooms without proper ventilation causing extensive black mold in most of the units. The health department is once again your best point of contact here. Also, Sharon operates under her own delusion that she is the only point of contact for issues. This is not true. In fact, her direct manager is Denay Davis. Above Denay is Warren Sander, and the very top is Nathan Weldler. All of these people are accessible via email by placing their first initial followed by their last name at elonmgmt dot com. Not sure why Sharon's email address does not follow this same format, but a good guess would be that she screwed it up just like she will try to screw you over if you rent here. On the topic of stalker, hidden fee Sharon is this fun fact: Sharon's personal residence has a driveway out of code due to improper drainage. Her address is: 5420 Berrien Ave Spring Hill, FL Yes, please call Hernando County Code Enforcement and report it if you end up feeling as exasperated with her as I did. Once again, do not rent here as you will regret it even if you pay on time every month as Sharon's slime shows no mercy. If you are already a tenant, please know your rights and do not hesitate to seek free legal aid available to help you out when Sharon strikes South. The one star is only as none are not allowed!

Have been in and out of the property for the past 3 years. Parking lot has been redone and they replaced my mailbox as well. It is located not far from the highway, so it is easy to get in and out of. Maintenance is good and have come within 24 hours whenever I needed something. No complaints - it's a standard apartment in Brooksville, FL and the office staff leaves me alone for the most part.
