Beautiful community. Residents aren't very freindly and are really nosy and the ones I've seen don't even say hi.ive been here 8 months and love the community, just wish the residents were nicer.

Awesome place to call home! Everything you could want and the Aspen country club wow! I am so surprised that more people from down the hill don't buy over here, the prices are so affordable and a 1st class area and so peaceful great security and the staff is always willing to help! It has a great feel!

Depending on where you live within Jess Ranch for the pet policy. We live in Sun City and we have 2 dogs. I hear that's the max, but as you know sometimes there are exceptions made! We use Spectrum for cable, landline and wifi. You can do Frontier and the other satellite companies. Dont have a golf cart yet! Hope this helps.

No. Homeowners are allowed 120hrs a month to bring in their RV for cleaning, loading, and unloading. RV passes are given up to 48hrs at a time. When a 48hr pass has been issued, the homeowner must allow a 24hr break where the RV is removed from the community before another pass can be issued. Each pass is 24hrs. RV also will need to be parked in front of the homeowners property.
now that we are at build out, I believe we have a total of 1,676 homes and the HOA dues are $192.00
