First time buyer and couldn't asked for near perfection like Brianna and Amber in front desk leasing office I hope everyone gets the same experience that I did with my family for moving comfortable and safe haven feeling like I did for looking for a new beautiful spacious home with aventine

This community has become low class and ghetto. People blasting music at 5 am to “workout” though they’re all fat and have been “working out” at 5 am for years. They allow people to bring speakers and alcohol to the pool so it’s loud, trashy, and not inhabitable for families. Security guards are rude and don’t do anything but plaster print outs with tape and smoke weed. There’s 3 entrances but only 1 for visitors and the line is insanely long. Stay away unless you can’t afford to live anywhere better then this is the place for you.

I was excited to move into this neighborhood however, I am highly disappointed. First, I was approved months in advance to move into my apartment on 3/21/2022. Leading up to this date, I contacted the office and spoke with Noel on 4 occasions and was told each time that I would be receiving a welcome packet and never did. A week before moving in, I went into the office to find out why I had not received this packet, and why the communication was so poor. I was told by the manager Vanessa that the current tenants would not be moving out until the end of the month and my new move in date was 4/15/2022. I had already paid a deposit for movers, took time off work, and boxed up my things like most people would do a week before move in. I truly believe that had I not went into the office; this would have not been communicated. Once again, to prepare for the 4/15/2022 move in date, I reached out to the office to confirm and was told by Noel via email (3/31/2022) that everything was on track. Based off this email, I booked movers and took time off work. I reached back on 4/6/2022 to see if I could view the apartment to ensure things were clean and on track. To my surprise, I was told the tenants had not moved out however, this was never communicated with me. I was then informed that the tenants would be moving out 4/13/2022, and despite Noel informing me that he would communicate their exit, I was never told. It wasn’t until I called the office April 16th, 2022 (yes after my move in date) that I found out they did. The office did nothing to accommodate me for any of these issues but offered empty apologies. I was also told my move in date was 4/20/2022. When I walked in the apartment on 4/20/2022 the apartment looked nice however, there was a living roach on the bedroom wall that I immediately informed the office of via email that same day. I was told that the apartment had already been treated but they would send someone back out. In the meantime, I sprayed the apartment with roach spray and over the next few days I found living and dead roaches at the front of my door, kitchen counters, kitchen sinks, walls, and near the dishwasher. When I woke up 4/25/2022, there were so many roaches coming from the dishwasher that I attempted to pull it out but could not however, I could see an extreme amount of food residue from past tenants. Today (4/27/2022) the dishwasher was pulled out and as you can see from the pictures was a full buffet meal for roaches. I’m not sure how this apartment was deemed as move in ready and if these are the standards set by Aventine at Miramar, they should be higher. To top it off, as I communicated the unhealthy living conditions, I was asked to give this process time, provided information on why it’s important to clean up dead roaches, and was told that I would be made to feel comfortable during the process ( I’m not sure what that means with no action behind it).I have been patient, kind, and have given this place more than enough time to do what’s right however, I would have waited another year before moving into a place with poor conditions.To see roaches come from the drains and vents lets me know that this is a bigger issue that cant be fixed by spray or bombs. On the positive side, Jeffrey from Massey the exterminating company was extremely pleasant given this tragic experience and genuinely cared about fixing the roach infestation, I was allowed to break this lease, and if anyone is worthy of working with in the office, strive to talk to Brianna.

I love my apartment and the community but security is a huge concern for me right now. This community is simply not safe. The police and fire rescue are constantly here, there have been shootings, and the gates are always broken. Everyone has open access because when it’s not one broken gate it’s the other. There’s been reports of home invasions and car break ins. It is such a shame. I don’t feel safe in my own house . If the association has any plans to make this community safe , they are not sharing them. And by the way, rent prices are luxury rent prices when this community is not. Think about it twice. I wish I had done more research before choosing the Aventine.
