Location good, hotels looks nice. Booked 4 nights in a queen room and walked into a room that barely even fit the bed, which wasn’t a queen; it was a full. The room was so small that you couldn’t fully open the bathroom door or closet door without hitting other furniture. And one of the bedside tables was a fridge and microwave stack. The hotel gave me a refund but I was still out a place to stay at the time. If you book a queen room make sure to request to not be in the 3rd floor Annex.

The hotel is located in a very convenient location for the beach, with a few decent restaurants in walking distance. However, I felt that their advertising was deceiving. The hotel is ocean facing on one side but all of the amenities are not. The rooftop whirlpool is merely a deck of the side of the building over looking the marsh land and the pool also faces that direction. You cannot go on the actual roof of the building and see the ocean so that was disappointing. We booked a queen bed and it was particularly small, definitely seemed more like a full. I don’t think the room was overly small but the placement of furniture in the room was odd. The worst part about the stay for me was how disgusting the filters in the air conditioner were. Part of their check in includes a guide for Covid hygiene and they’re not cleaning their air filters. Should definitely be added to their daily housekeeping or at least between guests.

The suite was close to Easton Beach and had a full kitchen and what I would characterize as an okay ocean view (there's a busy road between the hotel and the beach). The room layout is really nice, but the room itself needed some maintenance. A closet door handle came off twice during our stay (the second time after it had already been fixed). The furniture also had some spots on the cushions that were small but noticable. Finally, several knives in the kitchen were put back into the knife block dirty. However, the hotel is just a short drive to all the shops and restaurants in downtown Newport and you can walk to the beach and to the Cliff Walk. Not sure it's where I would stay again, but it was okay.

Overall, nice place in a great location. Quiet and comfortable. The large tub was a plus. There was an odor of mildew or in the kitchen area of our suite that was off-putting. Also, the grout in the tub area really could use a bleaching. That was rather gross.

You have Atlantic Grill only 5 minutes from the hotel and that's a great restaurant especially if you like see food they serve fresh lobster , I recommend that restaurant for breakfast , lunch or dinner just give it a try that you won't be disappointed .
